Potential offer from Estate agent we just dropped

Hello,
I had my house on the market with one agent for 3 months and didn’t get anywhere with them.
Yesterday I started a contract with a new agency.
My previous agent just called me to say that a couple that came to view my property in the beginning would like to come and see it again with a view of making an offer.
What is my legal standpoint?
Anyone knows?

Let them view, hope they put in a good offer and pay the old agent commission.

You need to check your contracts because in theory you may end up laying fees to both which you don't want to do!

Will go back and read contracts.
The old agent just told me that once they introduce buyers, they can make an offer for the next six months, regardless of we have switched to another agency.
I guess it would be a question of proving that they saw my property back in October.
Will look carefully in the contract though.

It would also depend on things like notice period for leaving and did you follow it?

That sounds right - if they introduce someone to the property who eventually buys it they get the commission. After all they are the ones telling you they want to offer so what do they have to prove? The problem may be if your new agents have an exclusive arrangement they may try and claim a commission too - though agents all tend to know each other and they new agents may not pursue payment even if their contract says they are entitled, especially as it's just after you signed.

I left the previous agency in good terms and with a proper notice period.

Yes, the new agents have a sole agency agreement, the wording seems a bit obscure.

I guess if we get the offer from the old agency tomorrow I’ll have to double check with my solicitor.
