help needed with this floorplan

I want to make the lounge smaller and the kitchen bigger to make a kitchen/diner/seating area.

The wall between the 2 is not supporting. I'm just trying to configure the inner hallway /doors to bedrooms and bath as best as possible. Any ideas?

The small cupboard in the inner hallway houses the boiler which I'm considering putting in the loft but if I can avoid that extra expense it would be better.

The lounge is 11ft wide. The kitchens 9ft wide at its narrowest.

I'd move the dividing wall down to the other side of living room entrance, depending on how big you want living room vs bedrooms you could swap back bed to living room and the now smaller living room the bedroom. I did think go across the back with the kitchen and make a wall in living room to create bedroom there but as there's no window you don't want a windowless room.

Can the 2' deep wardrobe space be removed from the kitchen, and the dividing wall between the kitchen and the living room be moved nearer the Bay?

Or is that too simple, because I've missed something?

Yes the dividing wall can be moved so that the lounge is smaller with the bay.

I'm reluctant to take out the built in wardrobe but it's possible of course. Thanks

I would keep it really simple and move the wall between kitchen and lounge down by 8-10 feet and add doors to kitchen and hall. See my crap diagram, doors are crosses.

Preferably tempered glass doors to keep the light flow.

How can you do that when the entrance is in the living room?

I can't see any way other than just moving the wall to the other side of the hall doorway as pp suggested

I would be tempted just to swap the lounge and the kitchen. Or possibly move both bedrooms to the back, the kitchen to the lounge and the lounge to the front bedroom. Add a doorway to the new lounge from the entrance hallway? Not moving walls internally but moving plumbing etc. Not sure which would be more cost effective.

Yes, I think my suggestions are same as above

1. swap kitchen and lounge Or
2. make kitchen a bedroom. Knock down wall between front bedroom and lounge and make whole area open plan living. Bathroom is on left so plumbing should be ok. Boiler/gas might be more challenge if you have it?

A ten x ten lounge is really small, I wouldn't do that.

10x10 isn’t that small. I would say 10x12 is probably better though.

Is there really a weird 1" wide notch in the kitchen between the back of the bedroom wardrobe and the back of the hall cupboard? On the plan it looks like dead space.

I agree with MrsL. Just swap the kitchen and lounge. Move the fitted wardrobe from the back bedroom, to make the lounge a better size. You can't really swap the bedrooms because of the front and back doors.

Is there any way you can move from a front door to a side door ? Make a hallway down the middle - 2 similar sized front bedrooms and a big open plan kitchen / dinning living at the back ?

(I may have been watching too much of that fancy house programme where they use virtual reality to completely redesign homes )

Thanks all. It's a mid terrace so no doors on the side. My thought is to move the wall to the other side of the inner hall doorway. This will mean the lounge is approx 13 x 11 and the kitchen 19 x 9 if the wardrobe remains. 11 if not.
The little nook is the space where the original boiler was. Theres a few options with that. Its mainly seeing if the lay out on the left where the bedrooms are can be improved a bit. In an ideal world I'd have have 2 shower rooms...1 en-suite but I think the space is too tight. Or at least a separate loo.

I'd like to keep the kitchen diner/family room where it is as its south facing onto the garden and thats the room I will probably spend most of my time in.

Could you just take the wall out altogether and have one large living, dining , kitchen space? Moving plumbing, is more expensive than removing internal walls. I don't think you'll get two shower rooms in without losing bedroom space and I wouldn't expect an ensuite in a two bed bungalow tbh

It's a nice idea to have a large open space but having a separate sitting area is better for us. Teenager with a.s.d needs their own space really. I think you're right about an ensuite but I'm hoping I can squeeze in a separate loo at the very least.

I'm now thinking of plans for the kitchen/diner layout. I will most likely take out the fitted wardrobe to square it off. The room will then be approx 19/20 x 11

I would be getting rid of the wall altogether and have a single long kitchen/dinner/living room (invest in high power but low noise extractor fan above the cooker). use a large book case to delineate the boundary between seating and eating.

if the sacrifice of space wouldn't feel too much I would try to steal space from bedroom 2 and the lounge to have a corridor halfway from the front door to the inner hallway - it's not ideal having the lounge be the thoroughfare between front door and rear part of house.
