Small office extension cost

Has anyone here had an office/playroom extension tagged on to the back of their house that can shed light on the costs? We would be looking at a 10x8 or 12x8 foot extension which would make a big difference to the house. But don't have a fortune to spend.

We are about to do something similar, ours will be 6x2.3m. Cost wise it depends on whether you are wanting to get one company in to do it all for you or whether you are willing to project manage all the different trades yourself (and you’ll save a lot of money if you do). You will need to get plans drawn up for building regs purposes and to submit to the council (it’s probably permitted development but you may need to do it under the neighbour consultation scheme or if you live in a conservation area you may need planning permission). For drawing up the plans you’d probably need to budget about £1-1.5k, plus £1-200 for submitting to council and approx £500 for building regs. For the build cost we’ve been advised about £2-2.5k per m2 plus VAT but that wouldn’t include painting or flooring, if you project manage yourself you can do it cheaper. It’s worth looking at estimators-online website to give you an idea.

We are adding 10 sqm , not finished yet but including moving a boiler and gas meter probably looking at £16k Inc fees. We aren't using one company alot cheaper to bring in trades separately. We will also be doing a fair bit ourselves.
