Garage conversion

Evening everyone

Due a second viewing early next week on a property (so feel this may be the first of many threads!), and need some advice / thoughts on the garage.

It’s attached to the house but access is via the garage door or single door from the back garden.

If we purchase I’d like to convert it into an office (it has electricity in there already and is currently used for storage). It doesn’t have any windows.

Whilst looking into everything, I found that when it had an extension a few years ago, the attached comments were noted by council... basically the driveway is for 1 vehicle (I would personally challenge this as looks ok for 2, even EA said at first viewing space for 2 cars). I understand that 4 beds in the area must have space for at least 2 vehicles, so assume converting the garage formally (ie having window instead of garage door) is off the cards...

Therefore, can anyone give any advice on converting it whilst keeping the garage door in situ?! I think we could change the single door to a half glass one, maybe install a small window next to it... but other than add a stud wall the other side of the garage door I’m stumped as to how we could use it as an office, also no idea of cost?!

Rambling sorry... TLDR...

Unlikely planning would be granted to change garage into a room, so how can I use the space as an office whilst retaining garage doors?

Do you need planning permission? We didn't need it when we did ours a couple of years ago, only planning Regs.
