We need a new roof on our Victorian mid terraced. I've got four quotes but to be honest they are all quoting different things and I haven't got a clue what I should be looking for in terms of materials they should be using etc!
I don't suppose anyone has a detailed breakdown of all work required which specifies what was done and the material? For reference here is one of the quotes I have got:
Rear scaffolding
Completely remove all existing coverings from rear addition roof exposing timber rafters
Fit new rigid thermal insulation throughout
Fix new 38mm x 25mm treated timber roofing batten on a breathable membrane
Fix new Eternit manmade slates throughout with 38mm copper clout nails and rivet
Remove all loose and blown render form parapet wall
Fit new code 4 lead cover flashing
Fix new render stop bead through newly fitted lead
Apply 1 No. scratch coat render and 1 No. finishing coat render
Front scaffolding
Remove all existing coverings from front elevation exposing timber rafters
Remove Velux windows and set aside for re-use
Fix new 38mm x 25mm treated timber roofing batten on a breathable membrane
Fix new Eternit manmade slates throughout with 38mm copper clout nails and rivets
Remove all loose and blown render form parapet walls
Fit new code 4 lead cover flashing
Fix new render stop bead through newly fitted lead
Apply 1 No. scratch coat render and 1 No. finishing coat render to both parapet walls
Re-fit Velux windows
Thoroughly clean and prepare previously painted surfaces
Fill with exterior filler, rub down and apply 2 No. coats of masonry paint to match existing colour (white)
