Anyone have positive endings to needing more space but not earning enough to increase borrowing?

We are early 30’s and our salaries have risen quickly over past few years and I don’t see them increasing any further

We bought a 2 bed house

Now have 2 children and fast outgrowing house

How could we ever afford to move to a bigger house or extend without an increase in earnings? Do we just sit tight and wait and hope?

I’ve looked at relocating to cheaper area but it would be at least 1.5 hours drive from here to get a 3 bed for the same price

Any positive stories from anyone who has been in similar situation?

Can you wait until you have some equity in the property, take that out to fund an extension but extend the term - so your repayments dont increase as much?
