Viewers cancelling 5 minutes before they were due. Just need a little moan.

We had viewers due to come today at 3pm. At 2.55 the estate agent rang and said they were running late and could they come at 4.
Back story is today is my birthday. I've just finished a run of long days and today is my first day off. They originally wanted to come at 12pm but we had family visiting this morning so couldn't do this time. We are out this evening and have family coming at 4 so said we could do 3pm at s push. I have spent most of my birthday cleaning and getting the house ready when I could have been eating cheese and relaxing.

They have now asked if they can come tomorrow or Monday. We have had to say no as obviously very close to Christmas and we have plans.

I am now going to slap my face on and go out and enjoy a lovely birthday meal, but grrrrrr, itches very frustrating!

They'd be the biggest PITA to sell a house to, anyway.

They've actually saved you a truckload of stress later on.

You can now sell to sensible, less flaky people.

Offer them another appointment, insist that they must phone you before setting out "so you can make sure you're ready" and don't allow changes. If they say they're going to be late say "what a pity, we're going out soon, we'd arranged to stay specially for your appointment" and fix another date that is convenient for you. Use the words "appointment" and "confirmed" as often as you can.

Yes, the agent was supposed to be doing the viewing. They normally arrive about 15 minutes early, DH had wanted to speak to them about something which is why we were hanging around. They called at 5 to 3.

I agree, they found flakey. If they were running late because of traffic which was the excuse they gave we would have waited an extra 20-30 minutes. But to push it back by sn hour makes me think they weren't even on their way.

They asked to come either today or tomorrow as well. If they are time wasters I'm glad we said no. Who can be arsed with all that days before Christmas.

I'm hoping things pick up in January and we start to get some reasonable interest.

They 'may' be serious, I cannot imagine anyone would mess around viewing property the day before Christmas. Has the agent said whether or not they have sold?

They are apparently currently renting and have an agreement in principle.

They do seem keen and came back with 3 different dates, I just think it is highly unlikely they were coming from so far away that ten minutes before they were due they were stuck in traffic that would make them an hour late. DH has agreed with the estate agent they can view Saturday at 12. I am working a long day so won't be around.
