How long do you expect your buyer to wait?

Hi,

So we sold to BTL investors about a month ago. We have yet to find, as the market has been a bit dead and we just haven't found anywhere that ticks enough boxes.

They have said they are prepared to wait and don't expect us to find anything until the new year realistically, but I'm still getting quite anxious that we'll lose them. Probably because it took a year and a half to get this far! Confused

What are your experiences?

I think it’s reasonable of them to agree to hang on a short while but I’d still keep looking.
Could you into rental and then have more time to look?

Only as long as it takes to complete about 10 weeks

We have considered renting, yes, but thought we should see what happens in January first.

We're still looking, but just can't seem to find anywhere that isn't compromising too much.

That said, I've noticed over the past couple of days it's picking up and more is coming on the market.

I accepted an offer on my house in mid July but similarly to you, found the market was sluggish and didn't find anywhere I was happy with until early Nov. My buyers were originally 'happy to wait' but then started to get me feeling a bit tetchy by saying they wanted to be in mine by Xmas. That's not going to happen but things are with solicitors with a hopeful completion mid Jan.

You should be OK, as apparently loads of houses go on the market in the 1st couple of weeks in Jan.

We had an offer accepted on 3 October. Our vendors are messing around, we have told them today unless we can complete by end of Jan we will pull out!
There will be more on the market after xmas so hopefully you will find something then. Otherwise I would consider whether you are willing to lose the sale/ if not, could rent for a bit?

Remember if they pull out they won’t find a thing this time of year either and will have to start from scratch.

Thanks for all the replies. Feeling slightly less anxious now, but I guess anything can happen at any time. That's the name of the game I guess.
