Questions to ask Estate Agent

Please can anyone advise what questions I should ask when an estate agent values my home that are not necessarily obvious ones.

I will be downsizing moving wise, if that is relevant.

And have a few agents coming this week.

How will they market it? I.e. what do they do beyond walking it on right move
How much commission is and if that includes VAT
What similar properties they have sold recently and how long they took to sell
How they made their estimate of value (comparable properties or price per square meter etc)

My best one was "why should I choose your agency to market my house over **(the other one in town)". If they spend the next five minutes bad mouthing the opposition, don't touch them. If they spend a few minutes clearly explaining why they are better then put them at the top of the list!

Ask them at what price will they tell you that an offer is worth considering (ie what do they think you will get as opposed to what they'll market it for).
