Honest to god I am beside myself (regular but not on this board and don't want to out myself).

Until last Monday we thought we were moving before Christmas. Our buyer pulled out due to work relocation (military - not his choice). This is the THIRD sale fallen through! The previous two were a 'cold feet' and someone who strung us along for three months but in the end couldn't get a mortgage. None of this anything we could have done anything about.

We have 3 DC and this has been going on for two years! They are really upset - as are me and DP. Its part of a life changing relocation plan where my parents move to be nearer us and we can have more room. My parents aren't getting any younger and the DCs have now moved up to secondary age!

Luckily for the moment we still have first refusal on the house we love, but not for long. Plus we have a mortgage offer on it which expires in 8 weeks. We have two agents at the moment (we have used two others which weren't great previously)

Christmas is going to be a bit down this year to say the least. School is a problem (one child is being bullied and we thought the problem would be gone via the move - the others aren't enjoying it).

I can't do any more than I'm doing (any ideas?) but I'm truly down

Ahhhh sympathies.We had 4 sales fall through - 3 at fairly late stages due to totally unexpected events. It’s so disheartening.

Can you remortgage your current property to a buy to let, release some equity from it and use that as a deposit on the property you’re hoping to buy? It would of course mean a larger stamp duty payment on the new property and becoming a landlord on your current property (with all the tax implications that come along with that as well) but that’s what I was going to do when I property I was selling fell through.

No @TLD2016 - the amounts don't work out as it's London and a 4 bed house - so the figures are quite large.

Deposit wouldn't help us to secure the property we want to buy ( only buying it will...) and we couldn't stretch to both at the same time.

Oh dear. Well I totally sympathise. I’ve had sales fall through. I hope you manage to find a replacement buyer soon.

What a horrible shame, it’s devastating when a chain breaks down. If it’s any tiny encouragement apparently Boxing Day is the busiest day on Rightmove so if you can get your property back on there ready for then maybe you’ll maximise your chance of another sale.

We’re back on yes, lots of viewings actually - weirdly.

Anyone had any experience of passing on completed searches and so on for subsequent buyers ? Seems totally ridiculous that a solicitor did all that for the previous buyer to no avail
