Hi all, just wondering if any of you had done this recently and can give me an estimated cost??? I'm based in London. Also do I need planning permission? TIA

The cost is not easy to estimate - how much wall, how much structural support is needed, are there plug sockets that need moving, plumbing needing done?

You don't need planning permission for internal alterations, but you will need to make a building regulations application and a listed building application if your house is listed.

We are in process of having a wall removed. Will cost in region of £4500 all in. That included structural engineer to do calculations, building work and the fee for it to have building certificates from local authority. No planning permission needed x
