Securing a rental

I'm selling my house and we're just about to exchange contracts (all searches except 1 back with no issues, keen and emotionally invested buyer).

I've seen a flat I really like (to rent, not buying again right now). It's in a new build so there are a couple of similar flats also still available.

Is there anything I can do to try and get the estate agent to hold it for me for a few days without locking myself into a long term contract. I don't mind taking the risk and paying a small deposit but don't want to be tied in for a year if the house sale falls through!

It's been ages since I rented so I'm a bit green. Also not sure how feasible it is to haggle on rental cost as well?

We rent out places. Tenants almost always haggle and get a small reduction. e. g. 5% or 10%
