Hi, I viewed a house on Saturday that was on the market for 190K. I fell in love with it and called to make an offer in the afternoon. I was advised that there was already one offer on the table over the asking, so I went in at 195K. I was advised that they were going to wait for all offers on Monday morning and then will get back to everyone. In the meantime, I put together an email detailing my position, FTB, mortgage in principle in place, no chain, solicitors in place, and also detailing why I love the house etc. I have been told this afternoon that I am the highest bidder, but they are still going to last and final offers by 12:00 tomorrow. I am unsure what to do. I was told that I don't have to go higher I can stick at 195K, but it will just depend on the other bids. I do know that at least one person went under the asking, and I think 1-2 may have offered the asking. Any advice? I am so annoyed that I made a high offer, the actual highest offer on the day that I viewed yet I still have to do this.

Just offer what you’re happy to pay. The vendors will look not only at the amount but the position you’re in. And be prepared that you might get it or not.

You just have to wait I'm afraid. I suspect if you did increase your offer, they would still want to wait to see if anyone goes even higher, so you could end up paying more unnecessarily.
