Going above garage

The garage has a flat roof and I would like to extend above it. How tricky a process is this to live through and how much is it likely to cost? It would be a bedroom with en-suite above it. There is the garage and ground floor extension to build on top of.

I'm no builder, but my understanding is, it depends on the footings of your current garage. Are the foundations strong enough / designed to take a second storey ?

I would have to get that checked but I think so due to the extension off the back when part of the garage was also turned into a utility room.

Yes done this. Our extension goes over our garage and is cantilevered and supported by steel 'stilts' to create a covered walkway at the side of our house - its So our extension is ca That way we dispensed with having to do additional groundworks/increase the footings and gained more room on the 1st floor. Obviously you'd have to have the space at the side of the garage to do this. We have 2 additional beds and an ensuite. It cost about £80k.

My parents have done this and the head has has always been damp, something to do with the garage not being heated and the bedrooms are. They had to make sure the foundation was strong enough. Sorry don't know any more.

I’ve managed to get hold of the original plans and the foundations were made so that a second storey could be supported!
