home maintenance - what/when should you do stuff?

I thought I would ask you wise folk about what you do and when to maintain your home?

I don't really do anything at the moment.

I know I should get gutters cleared periodically - I've lived here 2 years and haven't had them done yet. Can anyone suggest what else I should do and when please.

I am trying to be a bit more of a grown up and not to resent having to spend some money on this boring stuff!!

get a gas and electric check yearly

no need for an annual electric check. An annual gas boiler service is a good idea and an essential if on oil. If you have a chimney that is in use, get it swept annually.

check your drains are draining and yes get those gutters cleared. Water in the wrong place is the no 1 enemy of houses.

turn stopcocks annually. Bleed radiators. Turn TRVs to max in summer.

( in our house; check attic mousetraps daily in autumn)
