OMG it’s gorgeous! I’d love a house like that but sadly I’m up in sunny Bolton and an house like that up here would be more around the £280k mark, more within my budget! I dunno, maybe try a new estate agents? Is it getting marketed enough and to the right people. Good luck.

Lovely house but I'm afraid it's likely to be overpriced.

According to HM Land Registry, in the last three years the highest price achieved is £510,000 in that street (obviously don't know the condition); and prior to that something sold for £640,00. The latter one is likely to have been modernised/extended but Brexit has really affected prices over the past three years.

It’s beautiful and well laid out so I don’t think it can be the house.

-neighbours noisy in viewings?

But most likely, London property slow down /Brexit uncertainty.

Totally irrelevant, as I think the house looks lovely (though the first pic of the kitchen diner makes it look very dark and low, unlike all the other pictures) - but where did you get the black radiators in the bedroom? Just what I'm looking for for our current refurb...!

That is expensive.
For that amount I’d prefer either something with more character or more land and privacy around it.

Lovely house but maybe buyers who are looking at family homes are put off by the tiny garden. The extension is beautiful but maybe you’ve sacrificed too much garden for it.

Look on Rightmove. Within 5 mins of you there's a newly refurbished 5 bed classic Harringay terraced house for 50k less than yours and a newly refurbed 4 bed very like yours for 100k less. Anyone looking will be happy with one of those before spending an unnecessary extra 100k for the same thing.

I agree with PP that the price is likely to be the issue here.

If I'm being picky, things that might put me off, based on the pictures:

Garden looks small, damp and slightly grotty. Bi-folds only really work IMO if there's a pleasant view.

The handles on the kitchen cupboards look busy/jarring.

The interior doors (espec in kitchen) look cheap/ don't match the contemporary styling of the refurb.

Just being picky tho, appreciate all of the above is a matter of taste & others may well disagree.

As someone has said upthread, little point in bi-folds without a decent view. Where would you sit outside on a nice day? Presumably you would need some paving on which to place chairs, thereby losing even more grass. If you keep the grass you’ll need somewhere to store a lawn mower but a shed would take up even more garden. If you have redeveloped this yourself, which it looks as though you have, I don’t think you’ve given enough thought to the overall picture. You’ll probably have to lower the price to encourage prospective purchasers to overlook this.

Although the house has been done up to a high standard, it isn't in keeping with the period of the house.

I don't really like the kitchen units either.

Also, I think at that price I would want a west/south facing garden, not north/east. It makes such a difference, particularly with a small garden.

Hmm. The extended kitchen is lovey but it’s left a shoe box garden and unflattering view of fencing.

The price is too high.

The pictures aren’t selling it to me, they’re great for something like an Instagram post but not great for someone trying to imagine their life there.

Ok. Looking again.
It bugs me that the kitchen has lovely space, and the kitchen looks the way it does. I don’t think the flooring matches the units and I don’t think the units suit the space.

I feel the same about the hallway, the carpet and grey walls don’t match the flooring and banister at all.

It would actually put me off because I’d have to change it to make it look right.

Hi all, thanks for your replies! I should have put it in my OP but this house isn’t mine but one my husband loves the look of.
We’ve recently had our first dc and are looking for a house near my MIL (this is literally around the corner from her).
I have my reservations about it (price my main one) but wanted to be sure I wasn’t just being biased because I want to be closer to my side of the family (which are in SW London/Surrey).
I want a period home but he wants a new build and doesn’t want to do any work so thinks that this is the perfect solution.
I’ll show him this thread in the hopes the he’ll see sense and look elsewhere.

we have a bigger garden than that one and ours is a two bed semi, one of the bedrooms is the same size as our tiny bathroom front room isnt that big and price wise if i was paying that much i would want all singing all dancing not just a fabulous kitchen and attic master bedroom

For me the kitchen layout doesn’t work. The massive island unit incorporates a breakfast bar, but it’s taking the prime position where I would want a big dining table. I would have put cooker sink etc in the dark end, and used the light garden end for table and sofa

As EastCoast's link shows, it's the most expensive 4 bed in the area and it's really a 3 bed with a study as the 4th bed room is tiny.

Garden also small for a 4 bed house, though I can see that may well be normal for the area. Looks like it need some kind of decking or patio to go up to the house rather than just grass. It is also harder to imagine living in an empty house than a furnished one.
The flooring is mismatched all over the place, walking in the front door you can see tiles, wood and carpet, just makes it a little disjointed.

The Winkworth website is a nightmare and photos are terrible, all arty but not very useful. Winkworth is showing you little snippets of the house, a bit of the fireplace, the stair bannister, the bath (but not the whole bathroom), the door to the understairs cupboard. a radiator etc. It's not actually showing you whole rooms.

At least on the Kings website you can see what the actual house looks like and get a feel for the different rooms.

Overall though, it's price.

So the current vendors brought it for 510k last year and are now trying to sell it for 800k?! Jesus! Hope no one is that stupid to pay that for it! Negative equity straight away
