Bought at auction for £510k in October/November 2018.

Property was in derelict condition.

That refurb is likely to have come in around £150k minimum I would have thought.

Seeing streets of houses like this, in varying states of repair and ownership, I'm reminded that such properties used to be lived in by ordinary average-earning people.

Now only available to those with a budget of around £700,000.

Property prices in London are tanking unfortunately, we ended up selling in not too dissimilar an area and ended up making a steep loss, but we got a very good discount off our next place.

It's just a very unimaginative, rather dated renovation. For a £100k (14%?) premium over similarly sized properties nearby there needs to be an awful lot more to it than a poorly thought out identikit-bland-kitchen-with-mandatory-island/bifolds/grey decor combo. It's a midterrace with a tiny, scabby, dank garden, a fourth bedroom that isn't, and not a scrap of soul. And according to the estate agent's photos, the most exciting thing about it is the cupboard under the stairs; perhaps it belonged to the Dursleys.

I totally agree with you: look elsewhere! It's very far from terrible but it's priced as something much more. Would you really consider it as a period property with those renovations?

When I looked at the floor plan I felt like you don't really get much house for your money. At the end of the day you have two rooms downstairs and four bedrooms, that's it. For this kind of money I'd want a LOT more living space, eg. Separate reception room (playroom/office,etc.) and utility room. The downstairs could have been much better laid out.

Agree with posters above that the renovation hasn't been particularly thoughtful or useful, just high end.

SW London/Surrey is safer, greener and has better schools. Not sure why you’d pay 800k to live there.

For that price I'm afraid I'd want a reasonable garden. Stepping straight out from the kitchen onto grass is odd. I'd need to put in a patio and there'd be no garden left.

Just going to say about the lack of patio area. First wet winter and that garden will be a nightmare. You would need to bring all the garden/building materials through the house.

Not really relevant but I used to live in that street, possibly even that house, a long time ago. It’s a great place to live but I think that house is very overpriced.

For me the kitchen layout doesn’t work. The massive island unit incorporates a breakfast bar, but it’s taking the prime position where I would want a big dining table. I would have put cooker sink etc in the dark end, and used the light garden end for table and sofa

I agree, and even if I loved the rest of the house and it was priced more reasonably I wouldn't want that kitchen layout.

Does the downstairs toilet open into the kitchen diner? I know it's allowed but I would hate it.

The kitchen layout is a really bad waste of space. All the grey decors clashes horribly with the original features (which at least they kept-I guess).

Apart from the price (I’m in the North so no idea really) but the photos look like showroom photos trying to sell a kitchen or bathroom

It’s lovely but massively overpriced for N15. I live nearby. It’s an area with problems. It’s got a lot more liveable recently and prices have been going up, but it’s still a trade-off area where people move instead of where they really want to live to get more house for their money. Massively price sensitive.
