We've all agreed a completion date! AT BLOODY LAST. But for some reason haven't exchanged. All the solicitors are like "leaves on the line, lack of drivers, cheque's in the post". Whhhhyyyyyyyy.

Rolypolybabies we are also a month in! No searches have been done for us yet either. Solicitor reckons that when they send for them they only take a few days to come back in our area.

We have had no 'official' paper work to do either apart from starter pack and f&f sheets.

It's so frustrating! Hopefully we will receive something to show some sort of progression soon! Smile

All moved out for me, just sorting out our stuff at the parents and need to do a final clean & tidy at the house. Solicitor emailed this morning to say we're just about good to go, just have one query from buyer regarding our garage that they may want indemnity insurance for. I've told them to go ahead if they want one still after my response. Fingers crossed we might be very nearly there Grin

We accepted an offer and had an offer accepted beginning on August and (fingers crossed!) we are due to exchange this week.

We’re selling to ftb and buying an empty house, so we thought it would be quick with a chain like that. How wrong we were!!

Our solicitor is brilliant, our sellers solicitor and estate agent are brilliant. However, our estate agent and our buyers solicitor have been appalling!!

Hoping to goodness it all goes through and we can be in and reasonably settled for Christmas.

Congratulations to all who have things moving!

Our chain is fairly short and simple - FTBs buying our house, house we're buying is empty. Offers were accepted on 9th October and still no exchange. Apparently our enquiries are nearly done, but our buyer has only just had their search results back so need to wait for them to raise enquiries. I'm assuming mid-January at best now.

Can someone help with a question? We've received property information on the house we're buying and one of the questions is "Is the sale dependent on the seller completing the purchase of another property on the same day?" to which our seller has ticked yes. Would you think this means there to be a chain above him?

Slightly confused as the property was listed as chain free and we were told the seller was moving in with family. The property was also listed as freehold bit we have now discovered it's infact leasehold. Feeling a bit miffed and a bit lied to to be honest. I just want to check my understanding of it is right first though.

Sounds like it to me.
However, it could also be a mistake so it’s worth asking. My DH accidentally ticked a box wrong (he ticked the box saying we were NOT selling as a vacant possession) and we had an email querying it and then rectified it immediately.

We've had the questions from the buyers today - they want confirmation our lease hasn't been broken which they can only do with an inspection - which they'd charge us for! Isn't that mad?

@Gillian1980 we'll definitely query it, hoping it might be an incorrectly ticked box but as we know his estate agent helped him fill out the form I'm thinking it may not be an error. Sad

@housebuyer101 definitely looks to be leasehold even though it was listed as freehold. We've received the lease documentation from them today. It has 970 years left on the lease by the looks of it. There's no other documentation anywhere to say the freehold has been bought or anything. Frustrating as our current property that we're selling is leasehold and we really wanted to get away from all that!

Ohh lots going on here the last few days! How exciting is it with Christmas not so far away and progress being made? I am selling my house to FTBs and that side of it is fully done. I am buying a house where the owner is moving in to rented... We got the responses to the precontract enquiries back today and my solicitor has said she will review them by close of business tomorrow at the latest. Am I dreaming thinking I’ll be exchanging on Friday? I am just so desperate to have it signed sealed delivered!!

@Tillypea I'd only be concerned if it's a house as they've banned the development of leasehold houses now, so I'd worry about value. 970 years is reassuring though.

We're currently under offer from FTB. Very decent offer, first to view (I'm trying to feel hopeful and not be a total pessimist right now).

Struggling to decide between 2 x properties, and what to offer...advice v.v.welcome

House A.
Marketed since August.
Recently reduced to just under 600k.

Nearby similar house sold earlier this year for 580.
Would need a good chunk of work (new bathroom, removal of internal wall and kitchen extension).

It's livable as is, although I wouldn't want to wait too long before doing the bathroom as it only has a shower.
Location is preferable.
Part of a chain, vendor hasn't started looking yet.

House B, been on the market since June with no reductions in price.
On at 675k, was purchased at the start of the year for 435(!!) and renovated, including loft and kitchen extensions. Perfect ready to move in condition. Chain free.
Less desirable location.

Our top spend is 630. I'm inclined to offer on both, just no idea how cheeky to be given the length of time they've both been listed.

Absolutely stoked to be joining this thread! We had an offer accepted on a property in August (!) and the vendors are finally ready to exchange!! So much for chain free!!! Definitely won't be in before Christmas but will almost certainly be in by end of January. It's been a long old ride!

We have started to receive enquiries now as well. The survey on the property we are buying is fine - it needs some work but nothing unexpected and our offer is reasonable for the area and the amount of work. Our buyers mortgage valuation survey is being done this week on behalf of their lender. The buyer's solicitor is being a bit picky in our opinion and possibly doesn't help that they aren't local!
We are waiting for searches to return as well.
No one is talking about dates which is making planning e.g for Christmas hard. Will we be moving before then or not?

Catndogslife - we're at a similar point and I've given up on moving before Christmas now. I think we'd have to be very lucky for it to work out as moving before. Good luck with yours though! Our buyers solicitor seems pretty slow so that's the issue for us.

I think we both accepted offers at a similar time @AlmaMartyr but there are 3 properties in our chain. We haven't had to both buy and sell before so being in a chain is new for us.

Yes, accepted lower offer as higher offer then not proceedable as lost their buyer themselves. 😬

We're moving into rented as there's nowhere we love at the moment and keen to be in a strong position for when the right property does come up (there have been a few over the last 6 months but they all sold all were taken off the market before we had an offer).

Here's to uneventful solicitor dealings and a reasonably quick exchange of contracts. Ahem.

Well, since my last update we still haven't exchanged. Our buyers solicitor (online one - so slow, why do people use them??) is the hold up. Need to exchange by lunchtime today as everyone in the chain requested funds for completion on Friday, which will need to be cancelled if not exchanged. So far since we received the offer (our purchase was pretty much sorted by then) it has been 14 weeks!

I hope everyone else on here has a better experience than me.

And now we have found out that our solicitor is on annual leave for a week. There was a section on the form where we were supposed to inform the solicitors if went away, but it's obvious only a one way thing.
DH wants to exchange before Christmas, I just want to have a better idea of an actual date!

Well exchange didn't happen today! Buyers solicitor raised a further enquiry on one we responded to 4 weeks ago. They really are slow. So worried some one will pull out of our chain now that we won't be moving this Friday. We had our offer accepted in June so our Vendors have been waiting so long now. I almost regret ever starting this whole process Sad
