well I've been trying to find a surveyor to do the survey for us, the one we thought we could buy, we can't as it's over 12months old, so now waiting or two companies to come back to me with dates.
we are now not porting our mortgage we are getting a new one fixed for 5 years.
Our solicitor should get the draft contract tomorrow.

What date is everyone aiming for? We are thinking mid July eckkk!

Maybenexttime08 · 08/06/2020 21:20

Hope you don't mind me chipping in - nervous seller here. We finally got an offer but the buyers had to sell their place. Just looked on Rightmove and they are now 'sold stc' but the agent hasn't contacted us - really hoping they haven't changed their mind!! Should I chase the agent?

Newhome321 · 08/06/2020 21:44

Oh dear!
Thanks for the info on the probate property. Our EA is still trying to find out some further details. My prob is our current 5 years mortgage is going to expire next month. If we dont roll on a new contract then it will be very high rate. Not too sure what to do in this situation. Any advice is greatly appreciated.

GherkinsOnToast · 09/06/2020 11:55

The mortgage valuer went to the house we're buying yesterday and we had our mortgage offer formally this morning!

Exchange is hopefully late this week or early next week and the seller has requested a 24th June completion. We could have our house in just over 2 weeks! I'm not sure I can get excited yet, mostly because I've just looked at our current house and realised it all needs to go in boxes! whilst the kids are both home. Wine Wine Brew Brew

The best thing I ever did was to pay for the packing and unpacking service some removal firms do. They were staggeringly efficient! It was brilliant.

Whathewhatnow · 09/06/2020 16:27

Second the advice on packers. It will save you so much stress and is worth every penny.

Fern204 · 09/06/2020 16:50

We are still hanging in, aiming for 1st July, but trying to communicate with a chain of 10 is almost impossible. I have been getting removal companies to quote, hoping it happens but preparing for disappointment.

Karcheer · 09/06/2020 17:45

We will get packers. So much less stress. Although my friends packers did pack and un-pack her full bin haha!

Adjeoebfwh · 09/06/2020 17:47

Are packers back to business? I recall removal firma stopped offering this service during lockdown

Newhome321 · 09/06/2020 18:21

How expensive is packers in London for medium 4 beds please. We dont have any wardrobe but 3 beds and 2 sofa.
(Dreaming of moving even though we are still in the middle of the process).

GherkinsOnToast · 09/06/2020 19:22

Sadly we don't have a local firm offering packing just yet! Our local second hand bookseller has delivered what seems 100s of boxes today so I can make a start!

Fern204 · 09/06/2020 19:51

My first quote for moving was £700 plus £300 for packing. That's a 3 bed house plus music studio and shed, moving 30 miles in SE.

Newhome321 · 09/06/2020 21:47

Thanks so much Fern, that is a great price indeed especially if it avoids all the hassles of carrying things. We do have a piano( almost brand new upright) and that is my most concern. Not too sure if we need to hire a professional removals for it.

Lemonylemony · 10/06/2020 04:57

I’m dreading the actual moving, am fearful a moving firm would just say no.....currently live in a flat accessed only by a steep metal fire escape down an alleyway with frequently no parking available and end up leaving car several minutes walk away! Have kingsize bed, massive sofa, fridge etc that all somehow got up here. Maybe would have to enlist neighbours to help reserve space for a moving van on the street.
Starting to collect boxes and pack things like books and stuff now, so hopefully by the time a move actually happens there’s not too much prep work to do?

House is marked SSTC on the sites now Grin. Got the solicitors “welcome pack” yesterday which is not terribly immediately clear what they need from me but going to wade through it today. First thing I noted they’d calculated the SDLT incorrectly so they haven’t made the best first impression on me, although they corrected it immediately I emailed them. Also waiting to hear back from mortgage broker having completed all the questions online. I’m thinking, sort mortgage first, then surveyor?

Lemonylemony · 10/06/2020 05:30

Anyone know if a surveyor can assess whether an extension flat roof/garage roof is suit belt for a green roof kit (can specify the saturated weight in kg/m2 needing to be supported?). Will be going for a full RICS level 3 building survey as house is 90 years old with a few additions.

Lemonylemony · 10/06/2020 05:31

SUITABLE! Not suit belt.

notheragain4 · 10/06/2020 08:34

As it stands I may be moving by myself, house due to complete "end of November" DH deploying for 4 months 27/11....so that'll be fun! 20 miles away too Hmm

Karcheer · 10/06/2020 14:56

We’ve heard back that the septic tank in our new house conforms, so that’s one less thing to worry about.

Just waiting on their solicitor to send over the draft contract and the surveyor to call me back... 17th July still looks gooD!

Iloveappleproducts · 10/06/2020 15:58

I'm hoping to exchange any time now.
Couldn't get a single removal company ( had four around to quote) who would do packing because of Covid19

notheragain4 · 10/06/2020 16:05

The valuation on our house we are buying is being done on Friday! The application only went in last week, but as it's a new build I guess it's relatively straight forward, will be intriguing to see if it comes back ok.

No update on our buyer and if he has a start date and can progress with his. How often do you get updates from your estate agent if selling?

Karcheer · 10/06/2020 16:57

@Iloveappleproducts I may actually just get a skip if I have to pack myself!

Lemonylemony · 10/06/2020 17:48

Oh no nother about your husband deploying! Fingers crossed he can at least be there for moving day.

Have to admit I find the idea of other people packing my stuff really intrusive & uncomfortable.

GherkinsOnToast · 10/06/2020 17:57

@notheragain4 our valuation was done on Monday and our Mortgage advisor had forwarded us their copy of the offer by 9am on Tuesday. We're just waiting for the paper copy to arrive with us and our solicitor.

CuteOrangeElephant · 10/06/2020 18:40

We've exchanged!! We were meant to exchange 2 weeks ago but the buyer kept coming up with different excuses. Completion is not for another six weeks so that gives us plenty of time to get organised.

Busybee434 · 10/06/2020 18:42

Can I join..i sold this week and am moving into a rented peoperty..until my new build completes in December ! All fun and games x
