Our buyer came round yesterday for a viewing, I didn't mind as they last viewed in January. On the plus side they agreed to buy our sofa! Everything crossed until we hear the chain has survived lockdown....

teaandajammydodger · 20/05/2020 11:03

Still haven’t heard! Just annoying now.

DeeplyMovingExperience · 20/05/2020 12:05

Has anyone just gone on the market? Our house is being listed for sale this week. It's a big family house and we are empty nesters looking to downsize.

We were supposed to go on the market last week but our estate agent seems to be very slow at getting things moving. Anyone with estate agent tips?

Fern204 · 20/05/2020 13:42

Having waited three weeks for the vendors solicitor to send out draft contracts they finally arrived yesterday. Our solicitor replied and sent all the queries at 7.15am today. I was impressed! Searches were ordered yesterday and the online portal shows they are due back by 26th May. Mortgage offer is already in, so hopefully we can start talking dates by the end of the month.
Our agent is still waiting to hear from a couple in the chain (10 altogether 😱), so keeping everything crossed.

NutellaOnButteryToast · 20/05/2020 13:50

@Fern204 Shock Surely you win for the longest chain!

We are a chain of 5 and we thought that was bad enough. We are undecided if we should push for exchange and completion dates on the same day. Assuming your chain has been advised to spread it out?..

ellie2201 · 20/05/2020 13:59

I’m also in this stressed out gang! Offer accepted in February and it has all been plodding along. Two in the chain on their side, nothing on ours. We’re waiting for a garage conversion (by previous owners) to be signed off by the council and a few other things and I just can’t help feeling it’s going to all fall apart. My stomach drops every time I hear the ping of my email. 😫😫

Good luck everyone!

MissLemon18 · 20/05/2020 17:05

Moving day is a week today! Signed contracts yesterday, though it'll be simultaneous exchange/completion.

Removals booked, loading up Tues and moving next day. Can't wait! 🎉

NutellaOnButteryToast · 20/05/2020 17:31

Fingers crossed @MissLemon18 Smile

Can I ask, how long between all documents back, signed contracts etc and actually suggesting an exchange and completion date?

Fern204 · 20/05/2020 19:10

@MissLemon18 So jealous, I cant wait to be at that stage! Good luck with it all

MissLemon18 · 20/05/2020 19:35

@NutellaOnButteryToast

Our sol asked us for a suggested date a week and a half ago, giving us advance notice of the week that would be looking likely. We got in touch with removals who recommended 27th as the Mon is a bank hol and it would be a 1.5 day load time.

We signed contracts yesterday (a week after proposing the date).

In terms of time frame between getting searches back, queries responded to and getting to point of suggesting a date, probably 4 weeks.

We got searches back quickly but there was a lot of back and forth with seller's sols responding to queries. Essentially hold up relating to a dodgy fit on central heating boiler and our insistence on it being checked and put right before proceeding. If we hadn't had that complication, it would have knocked 2-3 weeks off the time period.

Hope this helps.

MissLemon18 · 20/05/2020 19:38

@Fern204 Ahhhhh keeping everything crossed for you! Where are you up to? Xx

Fern204 · 20/05/2020 19:43

@Misslemon18 Contracts came in yesterday afternoon, our solicitor sent queries at 7.15am today. Searches are due back between 22nd and 26th May. Mortgage offer is in.
Our agent is trying to get an overview of the chain, so keeping everything crossed.

teaandajammydodger · 20/05/2020 21:17

Anyone getting asked about price reductions?

MissLemon18 · 20/05/2020 21:39

@Fern204 Keeping fingers crossed for quick replies to queries for you x

Jammydodger, not so far, though I'm holding my breath until we complete next week. We've been on this house buying roller-coaster for a year now, so it will be a relief to get to the end.

mumofamenagerie · 20/05/2020 22:04

After accepting an offer in January and everything being held up by lock-down (after moving to a rental place hundreds of miles away), we're hoping to exchange and complete on Friday! Please cross fingers that it happens... would like not to be paying mortgage AND rent, and 2x council tax for any longer!

Karcheer · 20/05/2020 22:05

@teaandajammydodger yes! our buyer wants a reduction, our estate agent is liasing with the developer, to just try and pass the reduction on...

Rhapsodyinpurple · 21/05/2020 07:03

Fingers crossed @MissLemon18. I hope all goes smoothly.

We were meant to complete a fortnight ago and are currently aiming for next Friday. I will believe it only when the papers are signed.

Currently in rented so paying for two houses and in the process of buying another house which could have overtaken the one we are selling! The one we are buying needs some work though, so we need the space.

CuteOrangeElephant · 21/05/2020 16:54

We are being gazundered, the buyer wants additional money off. She's wanting a 5k discount. I want to take it, DH wants to put it back on the market.

Karcheer · 21/05/2020 17:11

@cuteorangeelephant what % of the value is that?

CuteOrangeElephant · 21/05/2020 17:53

4% total.

LemonadeFromLemons · 21/05/2020 18:25

@cuteorangeelephant.
If my buyer wants 4% reduction to be honest I’d be okay with that given the current situation. I’m hoping they don’t want any reduction but can’t really see that happening so I’m just waiting for it now 😬.

DeeplyMovingExperience · 21/05/2020 18:55

@CuteOrangeElephant
What was your asking price? I know it's a cheeky question. Blush

CuteOrangeElephant · 21/05/2020 18:57

My asking price was 4k higher than the agreed offer. Sorry I don't want to go into more detail in case she reads it here Blush

Karcheer · 21/05/2020 19:02

That is a similar amount to what our buyer wants to reduce by.

DeeplyMovingExperience · 21/05/2020 19:03

4k doesn't sound too bad!
