Still cross with CF buyers and their solicitor!
We have been waiting for a completion date since before Christmas and now our buyers are complaining. The only statement about dates we heard before this week was a vague statement that "they would like to move sometime in January". We have been trying to contact them for the past 3 weeks since the last enquiry to pin down a date and there has been no communication at all.
It now seems that they have just returned from a skiing holiday (we haven't had a holiday longer than a mini-break since we started this whole process in May!). They are now jumping up and down complaining that we are not packed up and ready to move. Am so cross!
Just needed somewhere to express my frustration as it's really good to have threads like this that make you realise you aren't the only one with problems!

Takes 30 seconds to pick up the phone.

Fuming.

Why don't people just say instead of letting other people down if you like something you've already seen.

Chain supposedly all sorted...buyer of our house has just phoned and said she is not proceeding with the sale until she views the property again as she only viewed it once prior to offering. Is it just me or is the time to do that before you offer and not 6 weeks on?!

I've been watching this thread for a while but could really do with some help as feeling thoroughly fed up. Had an offer after 6 weeks on the market on our rather quirky house in June found a great house to buy all going well until 2 days before exchange when our buyers pulled out - they were getting a buy to let mortgage and apparently the figures didn't stack up so they pulled out.

House went back on the market, we lost original house and we eventually accepted a much lower offer 6 weeks ago from a buyer apparently ready to move as their house was exchanging before Christmas. We agreed to go into rental but they said they were having a delayed completion and we were told we had till end of March. We now have offered on another property which is vacant and in the process our vendors EA said our chain was actually 5 long and there had been no exchange. We have had our offer accepted but heard from our EA on Friday that our buyer needs her decree nisi to come through and has yet to apply for a mortgage. They have yet to pay out for a survey or show any financial sign of commitment. I feel utterly deceived - we would have left the house on the market and not accepted the offer if we had known the funds were not in place. Both times we have offered on houses the EA wanted details of our mortgage eligibility and funds so why has our agents not done this?

I want to write a strong email to our EA but was wondering if we can ask for anything to show our buyers are actually committing to our house as houses are suddenly shifting round us after the market going v quiet in the autumn (think everyone's fed up of waiting) and I don't want to lose a 2nd house (and pay all the associated costs). Thanks!

Our estate agent sent the memorandum of sale to the solicitors today.
So now both ends have that.

Received a whole load of forms to fill in from the solicitor and my estate agent says the buyers have asked them for names of companies who do surveys in our area, so waiting on a call about that.

Still waiting for exchange! It's our buyer's fault and admin error on their mortgage documents means they could end up making their first mortgage payment before they even own our house.

Delurking to join. Broker phoned on Monday to say we had received our mortgage offer. I was hoping to have received official confirmation in the post today but sadly nothing yet. I guess I'm too impatient but I will feel so much better once I have the official paperwork!

@justdontknow45 sorry people are messing you about already. It's such a stressful process. Hopefully you find a great buyer soon.

@applepinkierainbow I'm afraid to say unless I had proof that your buyer is serious I would remarket. I would speak to your vendor first to see if they will give you a bit of time to sell again. Unfortunately we are going through the process for the third time. It happens. People just don't care.

We have received draft contracts and the person doing the mortgage valuation is coming over next week. We found a much cheaper rental today. Lovely house perfect for us while we search, only to be turned down by the landlord because we have four children Angry

We're right at the end of a long and protracted process to relocate, buyers have been in place months, sellers are elderly and sooooooo slow, everything is just taking an age. I've been dealing with pretty much everything (booking viewings, even attending some by myself without DH, key contact for all EAs, solicitor, mortgage broker, surveyor) so as a result am feeling pretty invested by this point. Sellers now dragging their heels on tiny details like agreeing a completion date, buyers being a bit difficult too and trying to get us to pay for delays (which are really not our fault!). I'm feeling pretty fed up but just want to get it done now. DH has lost all patience and started saying we should just walk away and start again Sad Really hoping for some progress this afternoon but not holding my breath...

Just to update you all that we have now exchanged!!!

Really thought when we heard the line "problem with your buyers mortgage" that it was about to fall through!
We are completing and moving early next week.
All hands to the pump now so will be too busy to update until we have actually moved.

I’m taking the plunge and joining this thread. We accepted an offer on our house 13th January, and had our offer on our onward purchase accepted the same day. The weeks since have been nothing short of a nightmare due to our mortgage lender being a real pain. Wouldn’t accept we didn’t pay childcare anymore even with a tax credits end date on the letter, council email and nursery letter. So we had to wait almost 2 weeks for a new TC statement. We’re now approved subject to valuation and on that basis I’ve started the conveyancing.

Our solicitors had our draft contracts weeks ago and have today sent ours out to the buyers. I’ve no idea what this means or the timescale from me. I’ve forgotten it all! When do we get an exchange date? We haven’t heard from the buyers since the survey went ahead so I’m hoping so news is good news?! And also hoping our valuation finally gets done next week and we get our mortgage offer at last.

We accepted an offer this afternoon from a cash buyer. We are filling out all the first solicitors forms out today.

We are selling our property chain free but the buyer has agreed to let us stay for a maximum of 3 months for a very reasonable price whilst we are looking for somewhere abroad.

Hi everyone. I accepted an offer before Christmas from a FTB. Mortgage has been approved so we are just plodding on through the solicitors and local searches and so on. I don’t want to lose the buyer so I will find somewhere to rent but I’d have rather avoided that. There’s not much on the market for me to buy!

Having problems.

Buyer is having an issue with their leasehold. EA is suggesting if it's not sorted in the next few weeks then to remarket... 😬

Afternoon, please may I join in?

We’ve been umming and ahhing about moving house for a while and now a house has come up in the area we like and we really want to put an offer in. Just need to find an estate agent to market our house first and I haven’t the foggiest on where to start! We’ve never sold before.

Any advice?

@Alpacathebag get three local agents in to value it, try and get 1% fee from them, you’ll probably get a feel for which agents you prefer.

Just a quick note to say we have FINALLY exchanged! It took us nearly 5 months to get here. Completion agreed to the 18th and moving at the end of the month. Just realise that, instead of shrinking, my to-do list has actually gotten bigger...

Hello everyone! Joining this thread as we have just begun this long process....We are FTBs and our offer was accepted last month and our seller has theirs accepted last week.

We have appointed a conveyancer and in the process of getting our mortgage application done.

A couple of questions:

  1. How long does it usually take for the memorandum of sale to be sent through by the estate agent? Our conveyancer has asked for it but I thought they would deal between themselves instead of asking us? (apologies if this isn't the case!)
  1. We are aiming to have 20% deposit and sad to say we are not quite there yet (about 2% short) - when is the latest can we have the 2% saved up? - we expressed our concern to our broker but she just said "get the documents ready". I am very confused as I assume we cannot begin our mortgage application if we haven't got the LTV ratio accurately at the time of application.
