I’m still waiting to exchange. It’s been almost six months on a purchase with NO CHAIN either side 😒😒😒

Both us and the vendor are waiting on the freehold management company to sign something. We’ve had to beg my landlord to let us stay another four weeks. Thanks to someone who was managing the rental of the property we’re buying, I got the name and number of the person we’re waiting on.

Called him and he said “oh I sent that to my director last week.” So I said “let me tell you the human factor in this situation,” and proceeded to explain calmly that we have three children and a landlord that wants us out and a property we want to buy but have no certainty about where we’re living because this document hasn’t been signed for a week.

He said he’ll chase his director today and scan it and email it to my solicitors. Whether he does or doesn’t - I now have his name and number and will pester like mad! I’m fucking furious we’re in this position and our lives on hold like this with so much uncertainty because some director hasn’t bothered to sign a document. But there’s no point shouting and yelling - it will get me nowhere. I just hope it gets done soon. So fed up of this whole process.

We are waiting on the valuation for the mortgage company on Tuesday- not sure if this means our mortgage has been accepted subject to the house being valued correctly?!

Very nervous.

hello,

ive not posted in a while, but we finally have movement. Our house is under offer with two people (our agent checks all their finances before accepting offers) and yesterday we decided which plot we wanted to have on the new development we liked (we have gone for the show home which is a different style to the house we had planned to go with but we love it so much more - in fact both of us can't understand why we previously preferred the other style...)

So hopefully onto the annoying stage of hoping nothing goes wrong and nagging solicitors...

@Ciunasbotharcailinbainne I hear you. My solicitors could not match movements of money from our current account to our savings account which was easily matched by date and amount. Also kept asking information I had supllied months before and could be found in the same email thread.

@GorgeousLadyofWrestling I am sorry you are still waiting to exchange but at least you were able to extend your tenancy for an extra month. I do, however, understand this is not an ideal situation. When extending our tenancy, our property manager asked us if we were definitely leaving at the end of February because they could not keep extending our tenancy.
We felt like guests overstaying our welcome.

Small but (hopefully) positive progress on our end. Our solicitors have finally received the answers to all enquiries after a week of constant calls from me. I will never again underestimate the power of nagging. Earlier in the week, the vendors solicitors confirmed they had send everything to our solicitors. Turns out of 6 enquiries they had only replied to one and somewhow missed the other 5 🤦‍♀️ I had to call the EA, who in turn had to contact the seller directly to put some pressure on their solicitors.

Anyway, we now seem to have everything we needed and unless my solicitors decide they are still not happy with the information received, I should get the report on title sometime this week and FINALLY set a date for the exchange.

Lets see how this week goes.

We accepted an offer 2 weeks ago, instructed solicitors. Sent back our pre enquiries last week. And I've just got a voicemail from EA asking me to call her. Please fucking god tell me this sale hasn't collapsed.

@LittleMissA Congratulations on completion. Hope you are enjoying your new home.

So our situation has changed somewhat. We need to move area completely due to needing some family support. We will be moving 50 minutes away from where we currently are back into Leicestershire. Ds1 aged 15 is in year 10 currently so a fast move is important. We are under offer and it's at £15,000 more than last time as we have put in a new kitchen and flooring. However, the potential buyer isn't sold yet but is in an area where property is moving fast. We have remained on the market and have more viewings this week.
I think we may be crazy but we are looking at going into a rental so that we can just move area. Obviously it will be super expensive but this process is so bloody awful we thought it might be worth taking the risk. We have four children so getting them settled in schools is super important. We are viewing a house tomorrow that is available to let and buy. We are thinking of renting it until our sale goes through then buying, if we like it. It's a new build but doesn't have an en-suite, one bedroom is downstairs and it has been done as cheap as possible. It is on a large plot so we are hoping we may be able to extend it. It's been on for a year so it's on at a great price and is a 5 minute walk from the desired secondary and a 6 minute drive from family.

Our house is now formally under offer.
We are still negotiating with the developer for our new house.

Dates being throw about are beginning of April!

New here. House on market since Saturday - chose to list at average of 7 valuations. Disappointed and deflated with number of viewings so far.

FTB coming today who has apparently viewed loads of properties.

On Saturday we have 1 buyer on the market (pointless?) and another who states offer pending (whatever that means?!) EA had no explanation.

We are looking at a new build and the specific plot is ready in March. It’s been released since early December. If we lose that plot there won’t be another plot we like until 2021 Sad

Used houses round here are either badly extended, on main roads or need renovation. We did a renovation last time but don’t think we could do it again.

We’ve now agreed a price on our new build 🙂
The people who we turned down offer wise as they were talking of an august completion have now come back with an even higher offer and can meet our dates, not easy this is it!

and I've paid the deposit on the one are buying.

How often do you pester your solicitor? Awaiting responses from enquiries, very straight forward less than 2 pages. Sent mid last week, nothing back yet?

Can anyone guide me on timeframes once enquiries are satisfied?

@impatientroundhere hopefully you get some strong offers in soon. It's a funny time of year for buying I think as there just isn't much about.

@Neron we were completely underwhelmed with the viewing. I definitely can't see it as my forever home plus they said that it will stay on the market. I don't want to have to worry about viewings with the children about. So our only option is a rental at £1995. Utterly gorgeous but im worried about taking on such a huge amount of money each month. Eek good luck for Friday.

@Karcheer eek exciting. Hope it all goes smoothly for you.

So we are pretty much left with one option. A 5 bed to rent at £1995 per month, plus our mortgage until our sale goes through. I think maybe we are a little crazy but at the same time, the school we have gone for have agreed that our eldest who is in Year 10 really needs to move sooner rather than later. His GCSE options will change slightly so it's important he gets them started. We have another viewing tonight and the other potential buyer is in regular contact as our house is apparently the only one they've seen that they like.

If the guide price is 250 - 270 where would you start negotiations ?

It's been on a year, 4 local agents, its quite a quirky 4 bed bungalow, very well maintained walk in - un pack condition but it's not v popular because it's surrounded by little bungalows with the elder generation so not many families looking at it.
We've had a lot of new builds so the families are going to them for the facility's ( I presume I would have if my kids were little )

One agent is also selling mine could that give me better negotiating ?

I'm not in a position yet but I'd like to feel more confident if and hopefully when we can proceed.
It's not been reduced in that year, the vendor told me off all the wonderful upgrades he's done but I found the old advert and he's only invested in a new kitchen! So I think he's after a lot more than it's worth to someone in this area and it was the previous vendor that extended and put the money into it.

It's perfect for us, I like a quiet life and the transport links to the city for the kids are at the end of the road.
Sold in 2015 for 200k.

@justdontknow45 have you looked at the nationwide property index? I’d put that sold figure in and see what it says, ad a bit for the new kitchen then take a bit off.

@justdontknow45 I would suggest starting at 230K.

We have been to solicitors to sign documents and are waiting to exchange. Our buyers seem to be turning into CFs though and still won't commit to a completion date. The CFs want to see our removal quote but we can't finalise this without a completion date so we are stuck!

@justdontknow45 I agree and would start at £230,000. I wouldn't make an offer and would just leave it until sold though. We had someone trying to sell offer full asking price on ours but it was a little annoying as they kept coming back with offers which seemed pointless as they weren't non a position to offer. I would be wary of annoying the seller if it's a house you really want. Good luck.

So I instructed our conveyancer today. Hopefully things move fast this time as we are going into a rental and my goodness the costs for rent and our mortgage are ridiculous. Our buyer needs a mortgage and their buyer is a cash buyer.

No I wouldn't offer now, I'd want to be in the best position before starting negotiations esp going under guide.

I've a viewing tomorrow too SSTC so fingers crossed, I've already one interested but not in a position offer as still not sold.

Our agent didn't let anyone view our house unless they were in a position to move.
And we didn't view any (apart from new show homes) until we could either.
Thought this was the norm?

Report received as well as statement of account from solicitors. Will be paying our deposit early next week and🤞we exchange then. Requested completion for the 18th but still waiting to hear back. Can't believe we are finally getting there!
