Any estate agents out there?

Evening all, we want to put our house on the market as we’ve found somewhere we love. Realistically we need some time to declutter and touch up the paint etc. Might take 2-3 weeks at a guess. We have a LOT of stuff and a small child who keeps us busy

If we ask some agents round now will they accept that we can have a serious declutter before the house is actually photographed/goes to market? Or would they value it less because of the current state of the house?

We have a lot of good things going for our house that make it stand out from others around, but I’m worried they’ll see the clutter everywhere and price us low!

I assume agents can see past clutter, but I’d be grateful to hear from people who actually do this for a living....

I’m not an agent, but they won’t devalue your house due to what’s in it. They will value it based on the 4 walls and any fixtures, kitchen and bathroom etc.
They may advise you to declutter but you know that’s a must anyway.

It’s fine - just tell them you are going to be decluttering before photos etc. If you have seen something you want to buy you need to get on the market ASAP as you can’t really offer if you are not for sale - highly recommend getting the agent who is selling the house you want out to do a valuation - they can strengthen your case as a buyer if they are selling your place and will be super keen to help you get sold as it will mean a double deal for them.
