How much roughly for a dog-leg (side) extension

I'd like to have our kitchen extended sideways, but have no idea of the costs, it's a Victorian house so has that dog-leg space at the side.

Anyone got any experience?

I know a lot depends on cost of kitchen redo and floor choices etc, but anyone know the approx cost for just the building work without kitchen and flooring?

Too many variables to answer that. Ie size, structural work required, location and internal fittings?

Orangesandbananas · 14/10/2019 16:13

Don't all extensions require structural work?

I'm only after a rough amount, just for the building work not the internal stuff like kitchen and flooring.

Was just wondering if others had had this done and how much they paid for the building work to give me a (very) rough idea.

If you are talking about a rear single storey and return down the side in london 100k+

Woodlandwitch · 14/10/2019 17:38

Outside of London - £35-40k

AfterSomeAdvice1234 · 14/10/2019 21:24

Very basic quote in North West was £1.2K per square metre for the basic shell, fittings etc extra.

Thanks. Interesting difference between the £100k + inside London and the £35 - 40k outside!

Think I'll try getting some quotes, I just wanted to get a rough idea first.

Quote in London here..... 1.2-1.5k per square foot to plaster finish.

HeadintheiClouds · 15/10/2019 16:30

Where are you? We were quoted £70k ten years ago in London, so certainly £100k+ by now...

BrieAndChilli · 15/10/2019 16:32

It depends also if you are adding a room on so just need a door way through from the existing house or if you want to extend an existing room so will need an external wall knocking through and support beams etc putting in!

HeadintheiClouds · 15/10/2019 16:49

True, but op wants to extend the kitchen so there’ll be a certain amount of breaking through.

Africa2go · 15/10/2019 19:44

Its always more than you think and if you live in an area where good builders are in demand you will pay a premium. We're outside of London & paid £2k per square metre + VAT a couple of years ago. A relative paid about £2.2k + VAT for a similar thing in SW London so not a massive difference.

MarieG10 · 16/10/2019 08:56

Structural work. Ie can it be built in the back of the house or do you need structural RSJs to hold up the back of the house which adds considerably

Orangesandbananas · 16/10/2019 13:21

Thanks everyone. I found this online which shows lots of different extension shapes and the estimated costs. plusrooms.co.uk/estimated-costs/

Based on that I'd be either the small or medium side return extension so £50 or £60k
