How much money would you realistically need for this?

I’d assume at least 40k deposit, but how much for the stamp duty, fees etc etc?

Stamp duty depends on if you are a first time buyer or not.

It is generally advised that you should have a survey done and the cost of that depends. I’ve paid £350 previously but budgeted for more.

Legal fees vary - expect around £1000 + VAT, you will have searches which again are a few hundred.

Mortgage arrangement fee - varies but usually around £1,000. If you add this to your mortgage then pay it off after you complete then this saves paying out in case it doesn’t complete.

If you have a broker they might charge a fee.

Then there’s furniture, decorating, whether you need to purchase white goods etc.

Stamp Duty around £9K, fees £1,250, searches etc £300, full buildings survey £600-£800. Budget another £500 for any extras. Removals - all depends on how much you have.
