Ideas for N London

I'm selling up in S London and moving back to N London to be close to family. I want to rent for now (1 bed flat). Any ideas of places to go in N London or nearby that are:

  • Safe, especially at night
  • Likely to have space on public tranport (not necessarily free seats just somewhere I have a chance of getting on first time)
  • 20-30 mins max from the Barnet area

  • Up to an hour max to central London

Not hugely fussed about having restaurants and bars on doorstep but would be nice to have green spaces. Schools also not an issue.

I'm excluding the areas in and around Southgate and North Finchley because I've been there, done that and need a fresh start!

Can’t your family advise? I don’t know N London but it sounds like you’d be best suited to being on the edge of London with a good train service for proper greenery if you aren’t fussed about bars etc. I’d probably look in zones 5-6 near stations that are convenient for work.

Southgate, Winchmore Hill, Cockfosters, Oakwood-all nice, towards the end of the Piccadilly lone.

Crouch End and Muswell Hill are both lovely - lots of cafes, open spaces, bars and pubs, cinemas, swimming pools etc. But not that cheap and not so close to Barnet - 25 minutes to Barnet? Otherwise Finchley?

How far out are you willing to go? Does it need to be 30 minutes on public transport from Barnet? For green space but on the tube I would look from Woodford out towards Epping but you would need a car to be within 20-30 minutes of Barnet.

Sorry that should be Thanks everyone. 30 mins by car to Barnet, 1 hour by public transport to central London. I don't care if it's further out but just want to reasonably close to DPs as they are getting older.

@JoJoSM2 I've lived in that area of N London most of my life, as have my family, but even they don't know all of it. I'd prefer to get advice from people who have lived in diff areas recently themselves.

I live in South Tottenham. Slap bang in-between Turnpike Lane (Pic Line) and Seven Sisters (Vic Line and overland). I have three big parks next to me and the Ally Pally 45mins walk away. It takes me an hour foot to door to get to the City (by bus) and 25mins to drive to Barnet.

Thanks @Bunnypenny, good to know. Growing up near there, that area was a no go and have to admit, it hadn't occured to me. Will have a look.

I’m just off Green Lanes, near the Harringay Ladder (near St Ann’s Hospital). I have a young family and honestly don’t feel unsafe. I mean some parts aren’t the nicest to look at, but I don’t feel unsafe. Finsbury Park is about 20mins walk too. Maybe think about Manor House area or down towards Stokey? One bed flats in my area are less than £1k but will be more towards Stokey. There is a huge amount of gentrification happening here, lots of loft conversions etc as well as OFSTED-rates excellent nurseries (I know you aren’t interested in that but it should give you an idea of the type of people who are attracted to the area)

OP, it looks like there are flats on your budget in Barnet itself. It’s that leafy and s good commute for you?

Thank you everyone. Will definitely have a look. The main thing with rentals is something you like being available at the time you want it so good to have a selection of places to choose from. Lots of great ideas here. Smile

Around priory park and Turnpike Lane could work. Although I’m not sure how safe at night the latter is. I think east finchley is great.

@Flutterby63 - there's a pretty clever search platform that is perfect for you needs - you can add two commutes, your maximum travel time, and your lifestyle needs (such as access to green space, shops/supermarkets). It then comes up with property suggestions for you based on those criteria.

I've dropped your search needs into the tool here. Some rather interesting options come up - but you'll need to adjust your budget to get the most relevant options!
