Hi, hoping someone on here might have the answer to this for me. We are in the process of selling our house. We have had 3 extensions on the property while we've been here (all done by same builder) and each of the projects was signed off satisfactorily by the Building Control Officer from the council and we were issued with the relevant Completion Certificates. We provided these to our solicitor as part of the Property Info pack. Our buyers solicitor has now asked for the Building Regs Approval documents which we don't have and I've checked with our builder who is as bemused as we are because surely a Completion certificate would override any Approval document anyway? Am I right in thinking that this is just the buyers solicitor being particularly arsey efficient and that no Building Officer would ever sign off a project that hadn't been approved in the first place. I can call the Planning department in the morning for clarification but thought someone on here may already know the answer 😊

Goodness, I don't know very much but have already established that planning control and building regulations are two different things.

A quick google would throw up some information.

The certificate is the approval! That's how they certify that the works meet building regs. I think they are just being confused.
They might also want planning permission documents but if things are permitted development then there's nothing needed, their surveyor should satisfy themselves that no planning permission is required.

Thanks. Turns out the solicitors are talking piffle. Spoke to the Building Regs department at the council today and they confirmed that all our work has, as we thought, been signed off properly and that the Completion certificates given do indeed act as total and full evidence that the work meets all required standards. There is nothing else to provide as evidence so I shall relay that to the solicitor.

True that, we had a conditional approval for the plans for our extension but we haven't had a completion certificate, but i was just keeping it simple. Thanks for clarification!
