Wanstead vs. Woodford Green

How does Woodford Green and Wanstead compare? We were initially looking in Wanstead but have found a great house in Woodford Green right by the Green and wanted to get an idea of the area and how good it was to live and bring up kids? TIA

I know both these areas pretty well. I live in South Woodford which is in between the two.

Wanstead has a younger vibe and the shops are better. It is busier, and there are more events. The station is busy and nearby Snaresbrook station is on the other branch of the Central line so living in-between the two woukd give choices if you commute to London. Parking isn't that easy but Redbridge has just introduced a one hour for free scheme on parking meters.

Woodford is lovely too but slightly further out and, IMHO, a touch more suburban as an area. Wanstead is definitely that bit cooler.

Both are in same large London Borough (Redbridge), which has a Grammar School system. One boys and one girls school for the whole Borough only. Woodford has some good private schools such as Bancrofts.

For a young family I'd chose Wanstead.

Thanks so much for replying Mosaic123. The area we have seen a house is right by the Green (behind Woodford County School) so pretty close to South Woodford, I think 1 or 2 stops to Waitrose. Is it still a nice area? Hard to balance between space and location. We can afford a much larger house in Woodford but don’t want to buy somewhere that isn’t a great area. Thanks yes my ds will probably go to a private school so we have him down for Bancrofts and others. Hard for us as we are moving from out of the area to be closer to my partners family who live in east London so we’re not overly familiar with that area and nicer and less nice bits.

I have to be honest and say that the area behind WCHS (my old school) is not the best part of Woodford as it is near Highams Park which, although nice, is a cheaper area and does not have the tube.

The best part of Woodford, is the roads off King's Avenue near the station. This is called The Monkhams Estate. Even if you will not be a commuter these houses, mostly detached and some huge, are much sought after.

Does this apply to the top bit as well the charter road, craelock grove and Henry’s avenue closest to the green? House prices are very expensive and the houses are very big. It didn’t seem undesirable but would prefer to know if it’s not nice before we buy a house lol.

I would happily live in any of those roads you mentioned. It's a very nice area. Yes I agree the best bits of Woodford are the areas around the Monkhams estate, but you'll obviously pay loads more for them.

I live in Wanstead and personally think it's far nice. The high street is fantastic with a variety of restaurants and cafes. We have a fish monger, a butcher, a green grocer as well as a small m&s, Tesco and co-op. The community is very strong, and crowd funded the playground a few years ago. There is a great choice of schools both state and private. There is a farmer's market once a month. It's such a vibrant place to live

If you're around this weekend it's the Wanstead Fringe - there is a jumble trail on Saturday and a big festival in the park opposite the high street on Sunday.

Thanks for your replies. We were initially looking in Wanstead but can afford a lot more for our budget in Woodford Green, it’s so hard assessing space vs. location. Have a 900k budget so we can get a nice house in Wanstead too but the house we are looking at is over 2,000 square feet with space to extend vs 1300-1400 in Wanstead so we are struggling to decide very hard

What about the Firs estate in South Woodford? Your budget is right for this area. Very good for shops like M and S food, Waitrose and a Sainsbury's plus the Odeon. It's mainly houses in the roads between Bressey Grove and Broadwalk.

I'd say Wanstead but I have noticed in my travels (professional not snooping) that some of the houses off Wanstead Flats / off Blake Hall Road have pretty bad subsidence Sad
