Has anyone used a buying agent?

We've ended up selling our house and moving into rented because the top of our chain collapsed. We had an asking price offer which we felt we couldn't lose, given the current market.

But we still need to find somewhere to buy and the market is so horrendously slow I've been wondering about using a buying agent but I'd like to know if they're worth the money!

Does anyone have any experiences, good or bad?

I have used a buying agent before. If you are after something rare or very specific and dont have the time to look around but have the money then worth every penny. Ours negotiated more off the asking price than we would have thought possible which more tha covered their fee

We're not looking for anything particularly rare but we live in a small city with a slow property market at the best of times, and Brexit seems to have stopped it dead.

Can I ask you how much your budget was, how much you paid your agent, and how much they negotiated off the price?

No problem
Budget was 1.2m around south east london
We got a 1.35m house for under our budget
Fee was either 1.5% or 10% of the saving, whichever was greater. So although it cost us nearly 20k, we saved over 150k (and we only had to view 1 property which was a huge relief)
