Front extension

Our garage sticks out by 2.5m from the front room of our house. If we want to level the front of the house and build a new storey on top does it fall under permitted development? It's not 'forward of the front elevation' it's levelling and building on top. We're about 7m from the road still. No car spaces would be lost. Thank you for your advice.

There are many rules governing permitted development - all of which have to be met, so this is only one consideration.

Is the garage original to the house? If not PP would definitely be required.

If it is original, it is my view that PP would still be required, as the addition would project beyond hte principal elevation of the property. The line representing hte principal elevation does not have to be straight!

It is original but that document was extremely helpful as it is an L shape so it would require planning permission. Thank you for your advice.
