Over what period of time did you get any responses?

I had one within 24h and hoping for more, but not sure how long it will take!

Also, what was your response/success rate?

It has always seemed like a good idea if you know there's only a small area you'd want. Locally, I only get estate agents' circulars wanting my house as stock to sell.

We did this looking for a bungalow. Put in about 150 leaflets over a few weeks.

We saw a few properties like this
but none were right.

Three of the calls came months after the leaflets went out which was surprising.

Bought a flat in the end!

We did this, had one reply - lady wanted far too much money and had an extension that contradicted previous planning permission - far too much of a muddle as we would have wanted to extend further/differently in future.

She tried to sell the same house periodically for years - this was 2011. Still hasn't sold.

Although the nice bit of the story is we then looked at a house in an area we hadn't thought of, where we could get a lot more for our money. Loved the primary school, park at the end of the road, and no need to extend. Loses marks for the postcode but otherwise has been great.

Thanks everyone - interesting to know replies can still be coming in months later! We might go into rented and hope that someone thinks of us when they're planning to sell

Friend of mine got let down on a property and leafletted the road, had an immediate reply from someone thinking they might sell and bought at the same price an almost identical but mirror image house to that which they'd looked at but with a bigger garden for the same ££ as they'd offered on the other property.

I did this and got zero replies. Fair enough except two came on the market in the following three months (and still didn't contact us) but by then we were in a chain.

I actually fou d my house on mumsnet! I was ranting after a few wines one night about how hard it was to find a house in the area we were looking fur and all the experiences we had with offers falling through, closing dates and open houses.
I recieved a personal message to my mumsnet account from someone whose sister had seen my post. She was looking to sell and asked if we wanted to view.
It was in exactly the area we were looking for and we bought it after viewing for less than the home report value. No estate agent just a solicitor.
I feel so grateful every day for her generosity, she could have sold to someone else and got a lot more money.
Worth a try!

We bought our house this way. I posted a couple of hundred leaflets through doors and one person got in touch immediately (which we ended up buying). One more person did get in touch about three months later too.
