Registering with HMLand registry - help!

Put in an offer for a house from the welsh government in early May. Mortgage fully approved after survey etc. The government was selling all six houses down a country lane and ours is one of them. It’s been five months now and we have had to extend our mortgage offer after finding out that the seller had never registered the property with HM land registry. We have until the 29th October to complete otherwise we will have to submit documents for the mortgage again which is stressful in itself. Has anyone had experience of this? The solicitors are crap and I’m wondering if I contacted HM land registry myself and asked them for a rough time frame would they give me this information?

We really want to get in there ASAP as it needs full renovation and we are paying dead money in renting at the moment.

Any help would be appreciated!

I'd contact the solicitors and ask them to get a clear idea of when the vendor's registration should be completed. The vendors need to know the time limit on the mortgage.

You don't need the land to be registered before you complete so long as:

The sellers do actually own the land; and

They have the proper documents to evidence this.

It's more fiddly for your solicitor and increasingly uncommon to see but any half decent proper solicitor should be able to cope with it!
