Loft conversion cost

Our house has a very basic unofficial loft conversion without building regs. It consists of a small room with two velux windows and a open tread stair case leading up to it. There are lights and power sockets but no heating. There isn't a door. How much would it cost to make this into a bedroom with a small ensuite? We would need to open up the space behind the current room as it's not big enough at the moment. We're in the Midlands. A rough estimate would be very appreciated!

A lot would depend on if they strengthened the floor.

If the did it unofficially then I doubt they floated the floor and used fire boards.
Any contractor that goes in would need to explore the structural integrity of the floor. You'd need to insulate the floor and roof properly. All rooms in the rest of the house need to have fire doors.
Hubby said it will probably cost more because you have an unofficial one than it would to start from scratch. He does loft conversions for around £13,000 in South Wales valleys but may be more in midlands.
He ran his own design and build company and is an architect. He's now a college lecturer and knows building regs inside out.

@TwatCat would he come and do some work for me in Bristol? 😬😂 That sounds an absolute bargain.

We want to convert our bungalows loft but thought it'd be more the 40k mark.

Husband is gas engineer and plumber so we can do all decor and plumbing etc.

@WBWIFE he teaches foundation degree now in college so doesn't have time to do them any more. That doesn't stop him from ripping our house apart though. The joys of living with an architect Hmm

Ours was full conversion (incl building stairs , new floor etc) for 22k (Hants)

Some quotes were 40-50k though!

Ours cost around £50k all in but we did re roof.
