Loft exentsion

Appreciate I don't have proper details and measurements etc. But does anyone know roughly how much I should expect to pay for an extension into a loft to create one bedroom (and potentially a bathroom)? The property is a new build, it has a lot beams etc. as new builds are done differently now (example pic attached). The house is a 3 bed detached.

If there is enough head room - £30-45k

I think there needs to be a minimum head height of 1.9m at the highest point.

We've just paid IRO £80k for one large bedroom and an ensuite....but it cost more than average due to it being quite a big space and a weird shaped roof and a few other inconveniences. Others have paid IRO £60k. We're in the south east.

Silly question but do all of those beams need to be there? I assume yes, otherwise they wouldn't have taken the time and expense to put them in? In which case, I assume there'll be an extra cost associated with removing them all and providing all of the necessary support. (We had the standard beams at the sides but none of the central roof-to-floor beams shown in your photo.)

We were quoted £50k. The interior of the loft space, all the beams had to be reconfigured, as yours will; it involved 2 steel beams to support the new roof. We also factored in 6 Velux windows that tilt all the way to allow cleaning.

We spent about 50k but we had a much cleaner space. Did include reroofing

We've paid 70k. Your entire roof will have to be redone. It's a big job.

I paid 17k ten years ago.

But bedroom only, semi detached, no dormers, three velux. All approvals, plans etc. No water to move.

60k all in. 2 big double bedrooms one with in an en-suite. One of the bedrooms on the middle floor converted into bathroom and new pressurised heating system. Also includes carpets and decorating.

We paid 60k around 8 years ago in the South East. This was for everything including bathroom with bath, decoration and carpets. But we did have (an excessive) 11 Velux windows put in, and we needed 2 steels as well.
