How much very roughly to re-roof a 3 bed semi?

Anyone had this done recently, and roughly how much did it cost? (Would be with fibre cement roof slates.) Just had a quote that seems very expensive!

We paid just under £6k (inc. VAT) but had a new gutter and downpipe added plus a small velux window put in. This was last year for a 3 bed semi in West Yorkshire.

I think ours was about 5k inc vat. Also West Yorkshire.

I'm in rural Wales - and have been quoted nearly 15k plus VAT!!! Shame, I started off with just one quote as I've had good reports of the builder from others.

North West - have just paid 6k for new roof, fascias, soffits and gutters.

We paid £5K just to rebuild a chimney. They used the existing pots and stone. Took it to bits and rebuilt it.

Even adding together 6k for roof + 5k for chimney work (which seems OTT given all happening together) that's still a lot less than 15 + VAT....

We been quoted just under £5k for a terrace, large roof area though. South East. Other quotes were similar. The company we’ve chosen has done lots in the area.

North West. 5k including scaffold, new barge boards, pointing wonky chimney and gutters/downpipes, we used Quinn tiles. 15k is robbery.

Get other quotes, and speak to people who they did work for previously.

We had a roof replaced, one chimney removed and another chimney rebuilt. Cost £10k all in including VAT.

The chimney costs more as they have to take it down brick by brick and then rebuild it. It's a time consuming job as well as needing lots of materials.

I agree, the chimney is definitely going to be expensive. But I still think £15k plus VAT sounds a lot! £10k all in would seem much more plausible....

Had a 3 bed semi (a bungalow so roof area larger than a 2 storey) done in 2017 with partial chimney rebuild, rural west coast Scotland, cost £5300 inc VAT.
