I’m about to put my rental property on the market, and a quick check of Rightmove shows there’s two nearly identical properties already for sale on the same estate. They’ve both been on the market a while and have reduced their prices. What are the chances of mine selling? I’ve had it valued in the same ball park as the other two, and other than not being in a chain I can’t see why mine would sell if these other two haven’t...

How does yours compare in terms of condition and quality of fixtures and fittings? If they're comparable then price yours lower if you want to sell.

Make the price look attractive and you'll have no problem selling.

Which realistically means you're going to need to undercut the other two.

That’s probably a sound idea considering each month it’s empty it’s costing us the mortgage payments so a quick sale would be preferable to the full price in a few months time.

I’m not sure if I’d put it on for less tbh so it doesn’t become a race to the bottom with the other similar houses. I’d put it on for a similar price. I’d just let the agent inform potential buyers that you’re open to offers.
