So close to exchange and so stressful

This is probably quite outing. We are in a chain of 9/10 and have been since before Easter. Initially we were a chain with two links - our sale and purchase but soon after our vendor changed his mind and wanted to buy somewhere. Ok. Fair enough. Our buyers were apparently cash buyers, but then also added a sale at the bottom that isn’t yet tied in. All has been very slow until this week when everything has gone very crazy. Someone has put a deadline of the end of the month on the chain - this is actually doable for us as we are ready, and all parties seem to be, except our buyer would like to tie in his sale now. He can’t because the top of the chain won’t wait. Our vendor has offered to split the chain which I don’t really want, but the EA told my buyer this before telling me. So buyer is pushing for a later completion. I don’t want to lose the momentum of the chain, and I’m quite keen to go ahead asap. I’ve spent the whole day moving heaven and earth to be ready to exchange tomorrow/Monday with the rest but buyer just won’t budge. I don’t really think there is a solution to this but I’m fed up and annoyed.

Poor you! So stressful. I think the only thing you can do is keep busy and distract yourself before it goes through. And accept that if it's meant to be, it's meant to be...

Thanks. Yeah, I’m wallowing a bit. And actually strangely zen about walking away if needed. I’m just very annoyed at the EA because I think I should have been consulted before my buyer

Get the up to date position from your conveyancer and listen to his/her advice. This should keep you calm and sane!

The estate agent isn't regulated in the same way, works on commission and doesn't necessarily put you first!

The entire day yesterday on the phone to the conveyancer trying to get our last few bits sorted to chase the chain. I’m also dubious as to why we can’t just move on the agreed date. It’s not my first pick either but is doable. The whole point was that they were a cash buyer. But now I think it was a ruse and they’ve just been waiting for their sale to catch up.

@pleasedontbreakthechain I know exactly how you are feeling Our buyer told us fibs from the start moving into relatives then holidys started to be mentioned and then they had a house to buy we had to get her buyer in the end to break the chain with threats but it did work I had to keep taking deep breaths and counting to 10 to calm the stress I know it doesnt help but …. this soon will pass we have been in a week now and I came on here to try and de-stress others in a nasty horrid situation I wish a pox on all Solis and EA love Edna

Thanks @ednclouda I fear the chain will split at our purchase. Which I think would be ok if only by a few days. But I worry it could be weeks. We lose the momentum and the pressure of the chain above. I’m going to complain to the EA manager about miscommunication. And have a chat with my (excellent) conveyancer

If it was only a few days for your buyers’ sale they’d have said so. I reckon you’ll be looking at weeks if you let the chain break.

So it’s been brought forward again! We can’t go with the chain because no removals available. But our vendors are pushing for a completion date. I kinda wished they hadn’t split the chain. I know they were trying to be kind but is just allowed the pushy people to push even harder

And for some reason I’m the last person the estate agent calls each time. So I have zero power in this. If they turn out to in fact not be cash buyers can I ask the EA for compensation to reflect their lack of due diligence? Their commission is £6k
