Advice/Tips ? - last stage of house renovation

Good evening.

We are near completion of the plaster work at the end of a major house extension/ renovation. The building company is not responsible for flooring, tiling, painting and kitchen fitting. But they are doing the plumbing and electrical works.

We found it's really hard to coordinate with them from this stage as we don't know exactly what needs to be done before what and their plumber isn't very helpful in terms of educating us what suits and what not.

We are having a meeting with the project manager soon. Before that we want to understand better at this stage what lessons to learn before completion.

We want to understand the sequence of works, as some relies on the completion of others.

A few questions we have already in mind:

  • shall the radiators and the boiler be fitted AFTER painting?
  • shall the floor and walls be tiled first before fitting bathroom units?
  • when bathroom is only tiled half way to ceiling and paint the rest, shall tiling happen first or painting happen first?
  • shall the doors be fitted after painting or doesn't matter?

Any tips/advice you could share to complete this last phase, i.e. post-plaster and painting/tiling and fitting things in walls/floors.

Would be grateful if anyone can offer some insights!

In an idea world painting before boiler and radiator with touching up after I think would be best but don’t worry too much if it doesn’t happen like that.

Fit bathroom units after tiling then if you ever want to remove and replace you aren’t faced with big gaps.

Don’t worry too much. Very often when something gets done it means something needs touching up slightly but it comes good in the end. As long as decorator is competent they can make good any scratches and scrapes pretty easily.

We're at the final stages of our renovations too and my perfectionist builder is doing the following:

Painting before radiators go on (although you could probably take radiators off for painting and then put them back on again).

Floor definitely before putting in any units - for the reasons @PostNotInHaste says

Tiling - depends what you are having.
All ours sanitary ware is wall hung and my builder wanted to measure up exactly the tiles and have them on around the sanitary ware (even thought not grouted) so that all the tiles would line up properly

My builders are painting before tiling - I think they are paranoid about paint on tiles (but if they do, I'm sure it can be cleaned up quite easily)

Not sure whether they are going to paint before fitting doors - our doors haven't been fitted yet.

What I would say is re: electrics. I\m not sure about this, but I wonder if your building company would need to sign off on kitchen fittings - especially electrical stuff in your kitchen? So, building company would have to be involved in your kitchen fitting as they would need to sign off on electrics to make sure they are BR compliant?
Don;t have an answer, but thought I'd flag this up for you.
