House A or B

Between 2 houses on the same road and similar prices.

Option A:
3 bedrooms upstairs
1 bedroom downstairs (converted from the garage)
Extended living room (could potentially separate into two)
Downstairs loo
Bigger garden (east facing approx. 70-80ft)
Could build an outhouse

Option B:
4 bedrooms upstairs
Garage
Non-extended living room (so effectively 1 living space)
Smaller garden (south facing approx. 40-50ft)
No downstairs loo
Could build an extension

B. South facing garden every time! Garage is a huge plus for me too. Only drawback would be garden is already smaller so putting on an extension would eat in to that a bit more.

How many bedrooms do you need? What's the price difference between the two?

Hard to say without a floor plan or photos.

Which did you prefer?

b. always a south facing garden.

I prefer house A as it is nicer done inside, but also tiny bit expensive.
As it is it's just me and my two DC, but I have a partner who might/ might not want to move in at some point.
I would also say South facing garden, but because the East facing is so long, when you sit at the back you can see the sunset etc.

I’d go for A as you say the garden is long enough to see sunsets.

Now with floor plans - definitely A!

House A. The bigger living area and garden would sell it for me.

I’d go for A. It feels like a more flexible space, from but the floor plan and the garden sounds a brilliant size. East facing gardens aren’t that bad. At some point in the day all of my garden has sunshine on it.its 3.20pm and my garden is half in sun now and it’s about 20x10ft.

In my experience of a south facing garden, one side of the house is always hot and the other cold and dark even in summer.

Well it really depends on priorities tbh.

Personally I'd go with house B as they are a similar price.

House A has effectively maxed out on its value having converted the garage and having no opportunity to add further value.

House B on the other hand has the option to (in the future) provide everything and more house A does apart from a south facing garden.

You could configure the space exactly to your needs with an extension and add value to the property whilst doing so.

An east facing garden that's long wouldn't concern me - still get lots of sun.

i think putting too much emphasis on south facing is an error.

it depends far too much on what is around your garden. our back garden is north facing, open and no buildings anywhere near. it's sunny throughout the day, even close to the house. whereas our south facing front garden has a tall hedge and is half in shade most of the day

House A, providing there is a sensible place to build a storage facility in leau of the garage. Having said that, house A is without doubt a 3 bedroom house IMO, a playroom / den just isn't a bedroom, so beware the ceiling price in your area for a 3 bed.

Apologies I got the gardens the wrong way round.

I'd still go with properly B though for the reason above of house A having maxed out its value.

But it depends on if you have the cash/time/inclination to extend and how long you'd have to wait to do it.

If it means living in house b as is for 10 years as is to afford to do it how you want to, then house A is a better option in those circumstances.

My head says B, my heart wants A.
I understand that B has more potential, but A would be more pleasant to live in the immediate few years.

I much prefer the layout of A

A is a much better layout.

East facing garden is fine.

Another vote for House A

Definitely A. It will cost a fortune to bring B up to A's size and that's without the big garden.

A. Having that flexible room downstairs is good (unless you need a 4th bedroom full time in which case B)

I would go for A. Downstairs is much more family friendly and flexible. Gardens aren't a priority for me so always happy to compromise as long as I have somewhere to sit out.

I would choose A.

Love the living space, all the hassle that goes with extending or converting has been done for you. So no having to deal with planning permission, building regs, cowboy builders, going over budget and things dragging on for ever, the mess and endless dust.

Just move in and start living!

There is only 200 sq ft between the house sizes. That’s not much. You could do a lot with an extension on the back of house B.

I hate the cloakroom off the garden room! That’s very poor design. You could avoid this sort of mistake with your own extension and get a utility too. It depends on price but B is better in the long run and you can have it as you want. Also make the kitchen bigger!
