How much did you pay for your loft conversion?

If you have had a loft conversion in the past 12 months - how much did it cost ?

Average size 3 bed semi
To make a 4th bedroom and en-suite
With dormer.

We've just had a quote of 64k and I'm wondering if I was naïve in thinking it would be less than that? House is in a nice area so I'm wondering if builder has added a premium for area . Only one quote back so far - hoping the next one is lower! The above price is for everything - drawings, building regs and finished ie including plain white tiles, fitting of basic bathroom suite etc. But if we wanted a higher spec bathroom we could go an buy our own.

Whereabouts in the country are you? £64k sounds very reasonable (but I am in London)!

We had the exact same, about 5 years ago, and it was £30k fully painted, plumbed, tiled. However our builder is a family friend and has a identical house to ours so knew what we could use to reduce costs and still be within regs/safe etc. We're in the South East.

Ours is coming in at way less than that. But we ended up getting a recommendation from a friend in a related trade. All the other quotes we had were outrageous, in comparison.

But, location is everything I imagine!

That does sound high, ours was 36 grand (South east) but we supplied the shower, loo & sink. That was a dormer, with a velux, French doors instead of a window and also all new staircases. I'd get a couple more quotes if I were you.

We were around about that but we’ve got 3 bedrooms and a bathroom and did some rejigging downstairs too.

We’re in Scotland though.

I'm paying 72000 but I'm taking off entire roof, new raised roof, 2 bedrooms, bathroom, kitchen knocked through and patio doors for that. Not including drawings which were 650... structural report was 1200. Building warrant 600.

Sounds high to me.

Ours was 35k 8 years ago. Velux windows at the front, former at the back. It's a master bedroom with ensuite shower room. North West.

Hmm just had ours quoted at 38k for a new staircase, bedroom with two windows and small en suite so not massively different!! Yours seems expensive
