Why aren’t we getting viewings?

House has been on the market 9 weeks and reduced twice at the advice of our EA. Only a handful of viewings and no offers. Any thoughts?

Wow a lot of responses, thanks very much for everyone’s thoughts (good and bad) I’ll have a good look through and do what I can within our budget and hopefully get things moving.

The photos were taken by the agent so maybe I’ll try for the new ones!!

Tell the photographer to take photos of the rooms, rather than of the things in the rooms. It sounds ridiculous but it’s an important skill.
Also all the furniture pushed up against the walls isn’t helping, sofas should have a space behind them for example. It just looks better in photos.
No cleaning bottles anywhere, no packets or bottles on counter tops.
I’m itching to come and fix it for you!

Honestly, like everyone else is saying the photos are awful - if an agent took those I'd sack them now.
My first impression is how bad the driveway looks, it's drab - add some pots of flowers by the door and weed it. The lounge looks like someone in their 70's lives there, all the drab furniture is pushed against the wall, there is no colour in the room. The kitchen is horrible, I can't work out if it's grey or white and it's cluttered. The dining area is like the lounge - all shoved against the wall. Dress the table, or at least buy flowers and make an effort. Ditch that awful red carpet upstairs, paint the fences, then find an agent who actually knows what they are doing!

Lack of effort makes me thing you'd be a nightmare to deal with.
Also makes me think that you've just let things slide for the past however many years so there could be bigger issues that I can't see

It's a confusing house, too many small bedrooms for the living accommodation. It looks like a garage conversion that didn't really add much.
Do you really have different colours on each kitchen cupboard? It looks like a hand painted job so that would make me think it's ready for replacement. It also contrasts wildly with the granny living room. Some of the bedrooms are old lady style too. Sorry OP but some good advice already given by others.

I'm afraid this listing reads as "this is worst possible presentation of a house"
Thr agent should have guided you to present it properly rather than just slash the price.

Well, I think it has a lot of space and potential. It just needs some love! There is nothing there that would put me off if the structure was sound and the price was right, largely because I'd update a lot of it. But I have bought a few 'undressed' houses, and I almost prefer the lack of artifice on show here. But you are going to have to dress it to a certain extent op, just to get people through the door.
The only thing that startled me was your very poorly turfed lawn, it really needs some attention. I know returfing is expensive, but even if you rolled it and top dressed it (cheap to do) scattered grass seed in the dead bits etc, then kept it mowed, it would look 100% better.
Sorry, I have jumped on without rtft, so apologies if I am repeating what others have said.

I thought Estate Agents used special cameras that give a wide angle view of the rooms. When my agent advertised my rental property recently they couldn't use any of my photos as they needed to come with their special kit that got much better whole room photos done for a proper portfolio.
Those photos are bizarre and not like professional advertising photos at all.
That would make me worry about the agent's skill and expertise.
My advise would be.

  1. Change agent
  2. Present each room properly to show the full potential.
  3. Get decent photos done.
  4. Make sure it's advertised on line on sites like right move as well as the agent's own website.

I agree with some of the other comments but could see past the decor. For me, it’s the layout. I think you have to walk through the lounge to get to the kitchen which would put me off.

@Wattc I have to ask as it's driving my dh mad - why are the windows in the front of the house (first pic) so reflective? They're like mirrors!

@popehilarious they were here when we bought the house, it’s security glass so you can’t look in the windows!

Declutter!

Change the toilet seat to a plain one, bin the bath mat.

Use the table in the dining area to dress bedroom 5 as an office?

Put a large dining table in the sunroom and miss out the utility part from the photos... that's not going to sell it.

Throw for the sofa, looks well loved. Can bedroom 4 be dressed as another lounge?

I'd view it if was in our area but I'd offer less than asking price, guide price seems a bit pointless as I don't believe anyone would offer at the top end rather than the bottom.

I'm going to be honest. I wouldnt book a viewing as I think for it to be a home for us, too much work needs doing.

I'd be ripping the kitchen out, getting rid of those red carpets and the dining wallpaper.

You’ve had a lot of advice about the photos, which I won’t add to, but around here ‘Guide price’ is used primarily for auction properties. I don’t have the temperament for buying a house through auction, so that would put me off straight away. ‘Offers in the region of’ is more common here for a conventional property sale.
