Why aren’t we getting viewings?

House has been on the market 9 weeks and reduced twice at the advice of our EA. Only a handful of viewings and no offers. Any thoughts?

Check out the other listing at the same price. This is your competition — look closely at the differences:
curb appeal, kitchen countertops are clear and clean, place looks cleaner and tidier, bathroom is spotless, it is easy to get a sense of the room sizes and uses. No junk stored in the bedrooms, on tabletops, or countertops. Sorry to be harsh, but you need to tidy up and clean.

Yes but the more modern one with the curb appeal is a terrace! OP's is detached. If OP's was in the condition of that terraced one I'd expect it to be valued significantly more. The reason it isn't is because of the condition.

What everyone else said,it looks like it needs a ton of work doing especially the kitchen and driveway. Easily fixed though. New photos definitely,in fact I'd get a new agent.

MadamePompadour I realize that, but posted to show the difference in the condition of the rooms. Regardless of size, location or detached/terrace the OP needs to clean and de clutter.

I have a horrible feeling that the presentation is so poor and it's so obvious why viewing aren't forthcoming that this isn't OP's house and it's been done to make fun of someone.

Apologies if that's not the case OP but if you're looking you must have seen other's listings, like the one PP posted, you must be able to see the difference.

As long as it was priced accordingly a bit of clutter and crap decor wouldn't put me off; isn't the advice to buy the worst house in the best street.

Things I like, off road parking, decent size garden, downstairs toilet, detached.

Things I don't like, on a main road, kitchen window opening up on to another room, extension in different brickwork, making it look a bit dodgy. Too many small odd shaped rooms.

Things I don't care about, wallpaper, sofa cushions, lack of hanging baskets.

I did wonder something similar it is so obvious what needs doing to this house especially when you look at the others for sale nearby that even the most clueless of sellers wouldn't need telling.

I think the spec is also badly worded. Field views? Views to open countryside surely. A lot more adjectives needed. I am horrified at the pictures that have been used . The big brown sofa is a no no. Every single room needs to be dressed- flowers, rugs and no clutter. Photos need to be re taken if the garden is now in full summer bloom. I just think the agent is a bit slack.

I think you can't see the fields because the fence is so high. I guess they could take a shot from an upper window.

As said though, I'm not sure this is the ops house.

Normally I’d say price but it doesn’t seem unreasonable. I agree with what others are saying that the photos aren’t doing you any favours but also the description is just crap! It appears to be in the middle of nowhere with no trains, schools, amenities etc nearby. If they are nearby it should say so and if not then it should big up the rural location. Is it on a busy road? Are there any transport links? What’s good about where it is?

Your pricing seems good - the competition in the area is not as good as your house (they are all terraces/semis which also need cosmetic updating) . Poor photos seem common to the area!

Space is a bit unbalanced but woudl work for people needing something like a home office or home work area, teenagers or an elderly relative.

TBH I would just do the following and not spend much money as you are in the right ballpark for houses around you.

Declutter.

Give the place a bit of kerb appeal with some plants/flowers out the front.

Dress the sun room as a dining space and portion off the utility area (an ikea 5x5 kallax would work fine for this)

Kitchen have a couple of bar stools at the peninsula and maybe a couple of comfy chairs/sofa against the back wall to be more family/ social space.

Retake the bathroom photo, its rubbish angle and there is stuff everywhere.

It is a shame you can't go directly from the garage extension into the back extension room - you could have done the bathroom in a long thin line and had a corridor there. Then it would have had the potential to be a self contained annex type thing.

Anyway it doesn't look bad at all compared to the other houses near by!

It needs a clean, updated decor, sort out your clutter and garden. £220k in Peterborough is a lot of money and you are competing with new builds - nobody’s going to buy something that, no offence, looks like shit.

The house isn’t being presented in the best light but some of the comments on here are really harsh.

Wattc there is some good advice on here in terms of new photos and really dressing the space as well as possible. Good luck!

For me, I wouldn't view this house because (in order of priority): 1. the layout looks bizarre, 2. the house lacks character, and 3. what on earth happened to the front garden?

p.s. Oh. I see from the Google photo someone else posted that the driveway actually belongs to the house next door. I assumed the drive/garage came with the house!

For 220k you seem to be in the right ballpark for offers and viewings.

You bought for 207k in 2017. My brief research of your area suggests prices have only moved 1-2% from this figure.

Not sure what you were advertising before you reduced twice? But this could of taken the thunder out of your honeymoon viewing period as it’s only worth 200-220 IMHO.

Get rid of the offers between 220-240. You’ve reduced price twice you’re not going to get the higher figure. This system only works on bidding war type properties to generate interest. It makes me think why bother viewing they obviously want 240 and won’t be coming down.

From the 2014 photos it looks like you haven’t touched much in the house. But the quality of the new photos isn’t great. Maybe it’s not helped by the photos but it does appear to a bit rough around the edges but this could be the poor quality of the photos.

What would really put me off is the sales history of your house. It’s had 3 owners in 2 years before you bought and all of these owners including yourself haven’t touched it and wanted to sell fairly quickly after purchase. It makes me think something is wrong with the house itself or the neighbours. You really need to make it feel loved and put the house in it’s best light to quell the concerns of viewers like me.
