Why aren’t we getting viewings?

House has been on the market 9 weeks and reduced twice at the advice of our EA. Only a handful of viewings and no offers. Any thoughts?

Echo what everyone has said.

Dress each room after a deep clean.

Sort out room with piled items and ladder, sort lean to and remove items from kitchen and nursery. Sort bathroom.

Put clutter away or get rid.

Put nice plants outside the front.

Paint the back fences. Paint any mismatching furniture ie brown unit next to a white kallax.

Have better photos taken from good angles showing all of the space.

Or do nothing but reduce price further.

For me I could get over the rooms not being dressed etc as I can see the potential and the space

But one thing that's really bugging me is the kitchen, is the cupboards painted alternative colours? To me it just looks cluttered and as if doors aren't hanging straight etc

The spare rooms are pretty uncluttered yet the nursery looks tiny and filled up

I would personally sort the kitchen, sort the rooms more get rid of any clutter so you can see the space and tidy the garden even jetwashing the weeds out the slabs would make a difference

Out front I would make try to add a few pots of colours etc by the door just to cheer it up s little

The house has great potential and lots of dodge though

Bloody hell. If I was worried about how clean a house was or how cluttered the kitchen was i probably wouldn’t of got a house.
It has potential, it’s a detached, it has a back garden. It has a decent amount of room.
The only thing that would put my off is the front of the house. You should put some hanging baskets up, plants in pots to brighten it up.

You seem to be in a good position, in that postcode for that money it's mostly semi's and the closest detached is at £240 (also with not brilliant photos)

They aren't making enough of your location either, why are there no photos of the views you have across rolling fields? location looks great on street view!

Honestly it looks like you haven’t done anything to prepare for selling at all.

Out front - get rid of the weeds, add a couple of pot plants and paint the fence.

Kitchen - needs a serious declutter

Living room- needs a lick of paint, move sofa, use throws to cover old sofa and get some new curtains and matching scatter cushions.

What is photo 5? Kitchen dinner? You definitely need new photos. That feature wall paper needs replacing.

Generally the other rooms need to get rid of the junk and give them a sense of purpose even if that means you need to borrow someone’s spare beds. Make sure the beds are made!

Back garden - use garden wood stain on all that wood, mow the lawn, add a few pots and maybe borrow some garden furniture.

Are the photos your own or done by an estate agent? They truly are not good.

Kitchen surfaces need clearing, also some of the doors seem to be hanging off. Might just be stuff in them not allowing them to close properly.

Hide things in bathroom and scrub it.

Utility/sun room - needs a door on the end storage bit, even a large hamper in it would do to hide whatever is there.

Water the back lawn, it's very obvious that it's recently been laid.

Turn bedroom 5 into a study/gym and bed 4 into a playroom/snug.

Chuck a good throw over the worn sofa, it's making the lounge look unloved (despite how comfy it may be!)

Agree with PPs though, photos are doing you no favours.

People want to be able to visualise themselves in a property and it certainly puts people off.

Then with clutter you think 'gosh, there can't be a lot of storage in that house'.

There are a lot of folk it wouldn't put off, but equally there are a lot it would.

To be honest its a nice house on a nice plot. Scrap or upcycle all the furniture that looks like you've inheritated it from an elderly aunt. Dress the rooms properly, hide the dodgy ornaments/pictures, paint all the fencing and lose the extra BBQ, replace the red and brown carpets with something neutral, repaint the rooms that aren't papered. There's a few threads on people who've turned their properties around on here and gone on to sell. They've followed all the advice offered even if it's felt mean and it's been worth it.

Also the seating area in a back is missing stairs or railing on one side and it looks it wasn't treated for a loooong time.

Its cluttered. Cleaning products in the bathroom? Bed in one bedroom isn't made nicely at all and a pillow is hanging off. Loads of clutter in your kitchen. The living room looks really drab

I honestly don't want to be mean. But you've asked and honest feedback is important. I would scroll past your house as it's very uninviting

The photos are terrible for a start. The photo of your living room tells me a lot about your sofa but nothing about the dimension of the room. Bathroom photo is similarly awful. Is that the family bathroom upstairs? Does it have a separate shower?

The floor plan shows a lot of reception rooms but only one is presented as such. What are the other rooms? What is the room with the exercise bike in? Agree that you need to present a proper dining area.

Declutter and present rooms as they are intended to be used. Bedrooms should have a minimum of a bed (neatly made) and some bedside cabinets. Borrow furniture if necessary. Reception rooms should have some sort of seating.

Clean and tidy everywhere, especially outside spaces. Good parking is a bonus but the front of the house should look appealing, not like a vacant car park. A couple of bright planters will make a difference. Similarly, the back garden needs tidied up and a bit of colour added.

It seems reasonably priced compared to other houses in the area which but the guide price thing is a bit off putting. What’s the minimum you’d accept for it? I’d put it in at a set price (and be prepared to negotiate).

Honestly? It looks unloved and like it needs a lot of work. Which costs people time and money,

Thr outside is unwelcoming, inside looks tired and run down, and it looks like it needs a new kitchen, I can't work out what's going on there, It looks like someone spray painted them silver and grey,

I think it's the condition it's being presented in. Thr photos could be better, but unless you're going to spend time and money doing it up, I'd say it's about pricing it at a level that people are willing to do it up.

It looks unloved, sorry.

A couple of large, well-filled and jolly plant containers on each side of the front door would look welcoming. And please water the lawn - i wouldn't normally bother but judging by the ridges it looks fairly recently laid - it will not survive this drought unless you make an effort with it.

  1. Lack of kerb appeal. Get some pots of bedding plants & hanging baskets out the front of the house. It looks very bland & boring at the moment. consider painting the front door a lighter colour? Not expensive but will make a difference.
  2. Not keen on the kitchen but that's just my taste I suppose
  3. Get rid of the exercise bike & the pile of "stuff"/ stepladders in 2 of the bedroom pics & re-take them
3.Move the prominent bleach bottle in the bathroom pic - it's the only thing my eye is drawn to.
  1. Retake some of the photos from better angles. The kitchen one makes it look very small & doesn't suggest that it's a kitchen diner.
  2. General tidy up & "dress" the house & garden for the pics - it looks tired & a bit untidy to be honest. Some people can look past the pics & see potential but a lot can't.

Sorry, it just has no appeal - the photos are dreadful, your agent needs shooting!! They don’t give you any ‘sense’ of the house or how the rooms fit together/flow it’s also not showing half of the rooms you have & the ones it is showing are not being shown st their best. The overall impression is ‘ I can see why they’re moving’.

They need redoing.

Things you can do before they redo photos

You need some plants out the front

Bedrooms need to look like, well, bedrooms not dumping grounds

Kitchen needs decluttering & preferably cabinets repainted (if you can) one colour

Table needs showing some love & you need a photo with the doors open

Lounge -what’s with the sofa jammed against the wall but a big gap the other end & the clutter on the window sill?

Garden needs some life/colour - even if it’s a paddling pool & some toys you already have

‘Street view’ doesn’t appear to be showing your house?

People often won’t read the description unless the photos show them what they want to see If you have it, you need a photo of it !!

Why wouldn’t someone go have a look? Sure there are better houses but it doesn’t look terrible.
They could even give a lower offer if they thought it looked neglected.

Rooms aren’t clearly used for their ‘correct’ purpose

Photos look like they were taken months ago, looking at greenery in garden, suggesting it’s been for sale since early spring

Order of photos is awful

The bathroom looks disgusting and would out me off straight away. It doesn't look clean.

It looks like a lot of work:
• I would want to redecorate every single room.
• I wouldn’t know what to do with the ‘sun room’ except use it as a giant utility (and I’d rather my utility was not on show).
• Plus the front and back need some imagination.

The fact it has a garden is lovely though.

The first picture doesn't make the house stand out and make me want to look further, some pots or something would give more kerb appeal. Think the photos need redoing, they're not selling the house very well.
