Think we’ve offered to low

First people to see house within hours of it going on market, offered £20k under on £485k house. It’s unusual and market moving quickly here . Not heard back as vendor lives abroad with erratic contact. Think we shoul maybe tell estate agent that we don’t want to lose it for sake of few thousand pounds.

If it just went on the market they're unlikely to accept an offer £20k under the asking price, especially if more viewings are booked

Less than 5% under asking isn't ''too low'' in most circumstances and there can't be many parts of the UK right now where half a million pound houses are flying off the shelves.

Unless it's your dream home and on at a very good price I'd calm down a bit.

They may well turn it down and hold out for more viewings, but a low first offer is also normal. You can always go back and offer more.

Be patient

Yes, a bit of patience. If they’ve only put it on the market, they probably want to see how other viewings go. If the market is pretty hot in your area, then they would probably only take it off the market for full price or more (given that it’s only just come onto the market).

We offered 25K below the asking price after the property was on for a week and got it for 20K under, stranger things have happened and it's always worth a go! Fingers crossed for you
