Both good for schools and work so that’s not an issue. I just love both!! 😭

I know no2 is a lot more but I just want opinions o the houses, layouts, gardens etc??

Dh says no1 (because he is thinking of ££) our max budget was 580 so both are under in a sense

Too far for OP’s DC to walk to Austin Friars also quite a way from motorway and train station which is important.

Have you lived in a large, listed, single-glazed house before?
They're obviously very fine properties but I'd hate wearing 3 jumpers and boots inside for half a year...

@JoJoSM2 yes I have, I grew up in one. We will makes improvements where we can insulation wise etc etc. obviously things have to be doing accordingly with a listed property. We’re relocating and this will be our last time moving. We are currently between Cumbria (family property) and London and since dh got the go ahead to work from home we thought we needed to make this happen. Squeezing into a london 3 bed is ridiculous with kids turning into teens 😫 when we could have something like that in Carlisle (and surprisingly the dc are on board!)

It's good that you grew up in a similar place - you know what you're getting yourself into Grin

If it was me, I'd go with 2 as it's got the biggest sitting room so you'd be able to squeeze in several visitors (says me who likes entertaining).

You can hear the main line trains from Austin Friars so I would expect also from property 2, that would've s big negative to me. Although I prefer the look of 2 I think it can be achieved easily in 1.

My first thought about house 1 is that it will be freezing in winter! I also find it a bit claustrophobic.

I'd prefer no 2, especially will 3 teens, the extra space will be invaluable.

House 1 has much more character and the placement of some of the radiators in House 2 irritated me in the photos: why would you put one next to a focal point fireplace and why would you cover part of a beautiful window? Also don't like the kitchen units in house 2 and it's a bit clinical in areas.

The orientation of the back garden is paramount to me. Having had an east facing back garden - never again. South or south west back garden only for me. I love afternoon or evening sun- lovely for al fresco dining eating outside.

2 looks lovely, and more space. Plus it looks better maintained, they're both massive houses so will need a lot spending on maintenance/improvements so I think the figures will need to be worked out, you may spend the £100k difference bringing house 1 up to the standards of house 2?

I am 😱😱😱at the price. I am on the outskirts of North London and I could buy 2 of those houses for my bungalow.

All 3 are amazing houses.
But No 3 looks perfect

House 1 - house 2 has really awful floors throughout the house, you would have to replace them all. And the kitchen is awful.

House 1 so much character and I adore the red brick.

In house 2 you are paying for refurbishment that was badly done.

House 3 is fab - use it as inspiration to redo house 1 to your taste. I think if you remove carpets and sand the floors in House 1 it would look as good and you will get a lot of refurb done for 170K (especially in the UK, where I live in Ireland you would spend that refurbishing a 3 bed semi!!!).

Keep us posted - these are honestly the nicest houses I've see

Prefer house 1, because it has gardens front and back, and is detached. Also less danger of flooding.

I agree- Im always gobsmacked at how cheap refurbs are when watching Location, Location, George Clarkes Old House New House etc.
Not cheap in Ireland!!!!!

Of the first 2 house 1. No way house 2, it's got a new build estate actually attached to the rear! No walk around let alone back garden.

But 3 is nicest, surely they'd accept an offer, it's been on ages.

Not keen on the third house - the kitchen didn't appeal and kitchens and bathrooms (and lovely period features) sell houses.

I know - I'm addicted to them and I cry at the cost of renovation in the UK (although I don't always believe the Dermot Bannon ones either)
