Which house would you pick!!?? Help

Both good for schools and work so that’s not an issue. I just love both!! 😭

I know no2 is a lot more but I just want opinions o the houses, layouts, gardens etc??

Dh says no1 (because he is thinking of ££) our max budget was 580 so both are under in a sense

Not too far away from me. Have you visited both houses and areas or do you know the areas or just looked at the photos?
Tarraby is lovely won’t flood but a lot less quiet than it used to be.
Spend some time in the hamlet/village or Houghton PO and see if you can find out any inside information as to who is selling and any disputes as I know someone who lives in the area who had massive problems with her neighbours. This house is an old farmhouse and has been advertised a couple of times not that long ago it also looks quite cluttered and fussy so I prefer the second house which seems less cluttered and much more spacious. I don’t think the second house has flooded but some in the dip on Etterby St quite close by flooded last time. Etterby Street is quite grand but the location of that house looks fairly close to the Belah/St Ann’s area of Carlisle which is perhaps a lot less grand. Take a trip to Kingmoor Post office and a walk by the river.
Which schools are you thinking primary or secondary OP?
If secondary both would be in catchment for Trinity or you could consider Austin Friars if you have that kind of money to spend on a house or train to QEGS. If primary the first would be in Houghton catchment area and the second would either be Stanwix or Kingmoor school area. Good luck.

They are not dissimilar price to my 3/4 bed tiny semi in the Cotwsolds. I want to cry 😭😭😭

House 1 because it is totally detached.

But personally I would never buy a listed house.Nightmare to get go ahead to do anything to them.

It looks like the Regency house has rather pale oak floors which I’m not sure actually suit it. Both are great and around here you would barely get 3 beds for the cheaper price.

Large gardens can be time consuming so think about maintenance.

You wouldn’t hear the motorway from either house. House 2 would be an ideal location for Friars OP perhaps even too close 😂
Have you looked on or around the Brampton Road area or for any big houses for sale in one of the quieter roads tucked away at the top of Stanwix OP?
Friars is a good school and may perhaps suit quieter DC’s but if your DC isn’t already at the school a few kids from the Stanwix area get the train through to QEGS which has an excellent academic record. Good luck.

The White Regency House, St Ann’s, is just over 4000 sq ft. How big is house 1? The kitchen is substantially smaller and needs to be knocked through into the dining lounge but that might not be allowed. It’s such a shame no 2, St Ann’s, is a bit short on nicer features but, rugs and classier furniture could make a lot of difference.

House one is beautiful. You could ditch some of the frills and it would be v elegant. House two's paint job and bathrooms make it look like a three-star hotel. Mind you, both are really nice and wow - you get a lot for your money compared to the south east.

House No 1 has been listed for sale for a year and house No 2 only recently. Personally although house No 2 has been modernised it looks cold from the pictures whereas house No 1 looks like a home IYSWIM.

Have you visited them yet OP?

House 2 purely on the fact it looks like it has recently been done and house 1 whilst lovely looks like it might need some work

Suppose it depends how much work you're willing to do?

I would choose house 1 if redecorating completely wasn't an issue. House 2 is probably more ready to move into without big changes, but I guess that's also part of the reason it costs more.

I think they are both great houses but I bet you would have to spend ££££ on house one to make it a bit more modern

I don’t think either are quite right-

The beeches needs a lot of modernisation and I would want to knock through some walls. Could be a nightmare with grade 2 listed status. Also if you have to go to the expense of replacing like for like sash windows- well that’s going to cost A LOT.

House 2 just doesn’t do it for me, and the land being sold off at the back for housing is a bit of a downer.

I would keep looking are you registered with local estate agents. Their was a lovely one on Brampton Road not too long back but maybe not as detached as you would like.

Both lovely homes.

I would choose whichever has the best access to the facilities that are important to you - schools, shops, post office, public transport, motorway links etc.

If both are equal I would choose Number 2 because I like the garden.
