Why doesn’t anyone want our house?!

Been on the market since January.
Dropped the price twice, recently switched agents.
Lots of viewings, generally positive feedback. People like the house, but no one wants to buy it!!

The lack of front door would put me off and the bedrooms are quite small. Only have one toilet is a no no for me too but your kitchen/diner, living room and garden are lovely.

I'm in Scotland so would expect a bit more for that money to be honest, but I appreciate different areas mean different things.

Mintypea5 · 11/07/2019 17:19

Front picture is much better now!

Knitclubchatter · 11/07/2019 17:24

Much better!!!
Now a bench under the shorter window. Planters. Something over the front door, a nice light fixture
You can work with this.

noitsachicken · 11/07/2019 17:28

We park the car under the smaller window side, and guests park on the other, so no room for anything else out there really.
There are lights at the side of the house and over the door. They aren’t ‘nice’ though 😀

You need more outside flowers. Never underestimate the appeal of lovely hanging baskets and planters.

wowfudge · 11/07/2019 17:30

It's a lovely house and though I don't know the area, looks to be priced right. Apologies if this has been said before as I haven't read all 8 pages of replies: I suspect people would prefer to have access from the kitchen diner to the garden rather than the living room - especially with kids and no downstairs loo for them to clean up in if they get mucky outside.

daisypond · 11/07/2019 17:31

Not having a downstairs loo would not bother me in the slightest.

Omzlas · 11/07/2019 17:37

Bedrooms are small. No front door (??) And no front garden. The front of the property doesn't 'do it' for me, it doesn't grab me at all.

Seems overpriced to me but I'm in the north where the prices are (generally) lower than your asking price.

fluffiphlox · 11/07/2019 17:38

I’m another who says that if you’re getting plenty of viewings and no offers, it’s on for too much. It is only worth what someone is prepared to pay.

Knitclubchatter · 11/07/2019 17:38

Sorry don’t make excuses, unless you have a lodger and a second/car/24hr per day guest get some planters under one of the windows and dress up the door.

Bluntness100 · 11/07/2019 17:44

Thr front photo is now much better.

Bananacity · 11/07/2019 17:49

If you're getting viewings and not selling, as always, it's overpriced. I'd probably be put off by the fact you paid £186k for it

PotholePalace · 11/07/2019 17:51

The photos of the lounge make it look a lot bigger than it really is (based on the measurements) so I'd be disappointed by that. Though I do like your wall of shelves. Solar panels wouldn't be an issue.

Redglitter · 11/07/2019 17:56

The interior is lovely but being so close to the neighbours & having to access the door via that narrow passageway would put my right off

notangelinajolie · 11/07/2019 17:59

Much better photo 😁

And now you need a long trough under that recess window. Fill it with lavender. Or perhaps 2 bay trees.

OP is the passage between houses shared? Or is it just yours?

MaybeitsMaybelline · 11/07/2019 18:11

I personally don’t think there is anything wrong with the house or the price.

So I can only assume that for a similar price there are houses that have more appeal.

I will go have a google and see if that is true.

MaybeitsMaybelline · 11/07/2019 18:13

Wow, nothing similar for that price.

I don’t know either OP, hope it sells soon for you.

NannyRed · 11/07/2019 18:22

Reading through, I can’t believe anyone dislikes the bookshelf cum tv shelf, I love it. Your kitchen is very nice in terms of space and layout, the units would put me off, a bit dated for my tastes.
It’s a nice looking house, good space but for a third of a million I’d want a bit more ‘luxury’ . An en suite would be on my ‘has to have’ list for that sort of money.
Is Bristol really more expensive than Birmingham?

Your buyer is out there, you have a nice house, I just think it’s horribly expensive, but maybe I’m used to Brum prices.

I hope you take my criticism in the good nature it was offered.

There is nothing wrong with your home.

MrsMoastyToasty · 11/07/2019 18:24

There's nothing in the blurb about access to schools.
Is there any suggestions scope to extend into the loft? If so, get plans drawn up and outline planning permission but don't start work.
Have an open day. Make sure your estate agent markets it well.

TheQueensCousin · 11/07/2019 18:31

Can you put some nice box trees or bay tree planters outside to give it more curb appeal. First impressions are usually the hook. Good luck 🙂

Ambydex · 11/07/2019 18:48

I think this one might be a contender. 30k cheaper, garage, downstairs loo, more kerb appeal and although it might be a bit smaller, I don't think there is a lot in it.
www.rightmove.co.uk/property-for-sale/property-70626142.html

There is one on today too that looks comparable at £15k less.

Ambydex · 11/07/2019 18:49

Of course I don't know the area, it might be a different school catchment etc

daisypond · 11/07/2019 18:55

I would imagine Bristol to be a lot more expensive than Birmingham. That’s just the nature of things. I would never want an en suite under any circumstances. The house seems very cheap to me, with a huge amount of space. But it’s all relative to local pricing.

inkydinky · 11/07/2019 19:08

I agree with pp that the front view and side access are problematic but obviously not massivley so since people are showing up. I imagine that the house feels smaller than it looks online. How welcoming is your hallway? I'm guessing it's quite dark? I'd be put off by that and I would want it to have a large cupbaord for shoes / bags etc (because where else would they go?). If I had a young family / was using a pram /car seat etc I wouldn't consider a house that I couldn't store them in out of the way. I can see from your new picture that this is actually a problem because there seems to be pram in the side return!

inkydinky · 11/07/2019 19:12

Posted too soon - I would retake the front picture with the side entrance cleared and next door's bin removed as a minimum. I'd also follow the advice for some planters underneath the inset window to brighten it up. And don't have your car parked there when you have viewings!
