Which property would you choose?

Property 1. £200,000. 2 storey, 3 bed mid terrace at the bottom of a cul de sac on a nice estate. No passing traffic. En-suite to master, downstairs loo, nice kitchen and lounge downstairs. One set of neighbours has parties on a Saturday night about once a month until 12-1am. I know this because it's an acquaintance who is selling this house.

Property 2: £280,000
3 storey, 4 bed semi detached. Not on an estate so not as overlooked as property 1. Downstairs has a utility room and then a huge, gorgeous kitchen / dining room / living room with skylights etc. No separate living room, although could make one out of one of the bedrooms. Faces out onto a street with traffic - about 700m from a local primary school. No en-suite but a bathroom on each floor.

Property 3: £280,000. 3 bed semi detached. Downstairs has living room, kitchen, dining room all separate. En suite to master, plus the attic is boarded out with sky light and power sockets etc so could be a useful additional room. Has a garage. BUT only one parking space and is right opposite a busy convenience store, on a main road, and three doors down from a factory.

There is just me and 1 DC, aged 12. Plus Ddog.

Honestly? None of them. They all have things that would put me off. Why mention the parties? I suspect they may be much noisier, and later into the night. And who has a major party once a month anyway? Are they swingers or something? Don't like open plan or too many stairs (no.2), and no.3 is close to a shop and a factory, both of which could be noisy. I would say keep looking.

Mentioned the parties because I was trying to decide whether once a month is enough to put me off! Yes, I'm sure they're done by 12/1am as I have it from the horse's mouth (who doesn't know that I'm interested in their house).

Property 1. I moved from a busy road to a cul de sac and I love how quiet it is. Even if there is a party once a month it will still be quiet most of the time.

@housequeryname. Sorry! I worded that really badly. I wasn't wondering why you mentioned the parties at all, but why your acquaintance did. Generally, things your neighbours do that don't impinge on you don't merit a mention, so if it's been mentioned, perhaps it might be rather irritating at times.
