Living in Raynes Park!

Hello,

In need of some advice please :)

We would like to buy our first home and everywhere seem to be very expensive. We are currently considering Raynes Park as we saw a house that we like, however we dont know the area at all. The house is very close to the Raynes Park Memorial Ground just beside the high school I believe.I would hugely appreciate your knowledge of the area the good and the bad please ? Is the area generally Safe? Are the schools good, I mean I saw the Oftsed rating but I dont believe that tells you alot about the school. We have a 2yeard old boy so schools are going to be important. Is there good good community feel ? Any advice or info about the area at all will be great. Just really scary for me to buy in an area that we dont know.

I don't know Rayners Park well enough to comment. However, you can find out more about the school here:

That's more West Barnes than Raynes Park. It's on the border between Merton & Kingston (Old/New Malden). Is it on the main road, because that's quite busy?

Thank you for your response, The name of the road is Westway Close. You are right it does say west Barnes on the map, but the address is Westway Close, Raynes Park SW20.

Raynes Park proper is lovely. Station, lots of shops, restaurants. But if it's by the High School then it's close to the A3 which is a bit of a nightmare. That might be why it's cheaper .

Oh, I know someone who lived in Fairway, they're nice houses there, feels a bit like Morden surburbia.
It's close to walk to the station and shops, over big main road, but not A3,and close to West Wimbledon primary, which was outstanding up until last year.

Westway is definitely West Barnes rather than Raynes Park. It may even be Motspur Park as that's the closest station. OK area but transport links not as good as RP and not such a nice area. If you're looking for a bargain it might be OK.

You could always look towards New Malden as the prices there are a bit cheaper than RP but don't go too close to the A3. Beware of any house on 'Robin Hood Way' - Estate Agent speak for the A3!

It's Westway close, so bit closer to RP station.

I know that area v well.

Nice area, not sure if it's in west wimbledon catchment area but good if it is.

Not the posh part of rp but still nice

I lived north of the tracks - not so familiar with south. North has some outstanding primaries, not so good for secondaries. It is very nice and family friendly. We didn’t go to state school so didn’t really meet anyone except from post natal group - the mums there were fine we continued to meet up til I left the area.
It’s got some shops and of course a small Waitrose but you aren’t that far from Wimbledon town where I would walk to a lot.

Just checked that out on 'On the market'. Much closer to RP station than I thought. Looks like a bit of a project but if you could get it for anywhere near the guide price it would be a bargain. I've never seen a 'digital auction' before though. Very exciting!
