Moving out

We rented a house in June as we're moving back to the uk and the contract was for a year. Unfortunately no break out clause. We've not been able to find any schools for our 2 children (all full and no appeals until September) but have managed to find schools in another town (30-45min Drive) and we have to move to it because of catchment area. What can we expect from the landlady - will she make us pay the 12 months? What should we expect. We have no choice but to move to the new town. We are moving from another country. DH started his new job their last month so has been living in the house since june. I'm still out of the country until my sons finish this school year. Any hope of not paying two rents?

You need to appeal to the LL to release you from the tenancy and allow an early surrender without you having to pay the rent for the whole term. From a practical point of view she probably can't leave it unoccupied for long periods for insurance reasons. Start a dialogue now with a view to be being able to surrender before the new school year starts.

Thanks - I'm going to Phone the estate agent tomorrow. We actually didn't find out until late Friday afternoon that it was going to be possible to move back at all.
